Environment: vineyards, escarpments both barren and wooded with pines; simple walks on doorstep, good 15mins drive
Services: ok; better village 10mins bike; small town 15mins bus, bigger towns 25–40mins drive
Access: Bilbao (airport) ~2h bus; 2h30 bus/train to Zaragoza (airport); station 10mins drive/40mins bike: 4h Barcelona direct, Madrid changing, Irun changing (for France)
Area ✧ pretty village with a fort and ruins above the river
✦ 300m2 garden with partly obstructed view, 75m2 roof terrace with excellent view
✦ direct busses run to the major towns (Bilbao, Vitoria, Logrono) and the small local town several times daily
✦ there's a shop, a pleasant square, a number of bars/cafes, plus a good resto
✦ two buildings, one old stone, one a brick annex which could be the easier
✦ flat annex roof could be either a sheltered terrace, a conservatory or additional common space with a supplementary roof
✦ general condition and work extent is poor, though if aceptable has promise
✦ half of main roof (~85m2) is metal, would need replacing, would require lots of scaffolding for its significant height
✦ part of the roof wall at the top on one side is missing
✦ might be partly usable with a little effort but likely lacks sewer cadastral data (also number 13/plot 16; and the garden plot 08 adjacent)
✦ activities are limited, however kayaking departs on the river below and nearby, and the Sierra Cantabria range is only 15mins drive for some quite testing hikes
