Environment ✧ undulating agricultural and wooded valleys; paths at door
Services ✧ bakery, cafe, resto and minimart at door; small town 30mins drive/bus
Access ✧ small town 30mins bus; station 45mins drive, bus 1h (last 6:45pm); +1h Toulouse / 6h Paris
Notes ✧ most recently reduced from 40k
✦ building that's exposed on three sides (east, south and west), mainly with three floors, but lower side also has garage and attic (with windows)
✦ wonderful in summer, dubious in winter, though with large open spaces and log fires would be quite nice
✦ the town of Albi is great if a bit of a schlep at 1h30 roundtrip but fine every ten days or so, there's also Saint-Affrique at a much more reasonable 30mins by bus
✦ the bus takes bikes, albeit only between the towns (not villages, except this one)
✦ nice view up valley but only just of river
✦ there's a small west balcony, and a further but well enclosed terrace could be created as there's a 20m2 section currently only used for a single storey shed, which if sigificantly raised (shed, sun room, open garden room; all having more hight than typical) the roof terrace topping these would then catch south sun too
✦ unusually there's also 10m2 extending into the place, probably with a cross
✦ roof currently watertight but tiles certainly need lifting and cleaning
✦ the surrounding countryside is pleasant but lacks anything notable; the neigbouring hill reaches 800m and there's two 2h circuit hikes from the door, any more than a few variations around, plus in 20mins is the Tarn river or some red hills, 30mins to pretty village on Tarn
✦ public riverfront a stone's throw from door, thus lack of garden not so important
