Environment ✧ lower mountains; paths on doorstep

Services ✧ none; bakery 15mins drive, town 25mins

Access ✧ station in town, +1h15 Toulouse, 6h15 Paris €35 or overnight

Notes ✧ good value for its capacity and condition but poor score due to being rather isolated thus would need extensive facilities to keep everyone entertained, yet can include an indoor swimming pool and gym, and has south facing balconies along entire 2 upper floors thus would be quite decent in winter (if suitably glazed)
✦ the pleasant town of Foix is adequately close at 25mins, and two other decent towns are 45mins
✦ underground river, caves, lake 30mins; horse riding 20mins
✦ at 1h there's lots more good things to do but this is too excessivive for driving
✦ fairly tame wooded walks from door, but can climb 600m; better hikes to bigger peaks are 1h drive! can bike 2h / hike 3h30 up to an auberge for lunch
✦ bakery is 25mins by electric bike (500m climb!); would require on-demand driver and own vehicles for use
full property comprises 3* 450m2 slabs with full length south balconies; 400m2 gym/pool, 300m2 possible roof terrace; 600m2 land, 1200m2 parking (to convert as garden), plus some annexes; there's a few other neighbouring buildings, one adjoining
✦ is being sold in two lots thus could start with 3* 350m slabs of the main building and add the remaining part of this and the gym/pool later, or rent it
✦ colony started 1935, these new buildings probably constructed 1981
✦ public water (from a neighbouring source) and waste, plus fibre
✦ very easy work to convert as no load carrying walls on slabs
✦ winters can be harsh but climate change is likely to reduce this, and nonetheless the roads are generally cleared within a couple of days
the complete property including the other buildings was originally on the market for €1.5m
