Notes ✧ on the edge of the Vercors, the first jaggad range of mountains before Grenoble and the Alps, off peak climate is thus chilly but above zero at 250m
✦ ordinary village but does have life with several street cafés
✦ multiple impressive villages around (30 mins bike), with gorges and mountain hikes (rising over 1000m), river swimming, waterfalls, climbing, horse riding in the village, plus tennis courts
✦ two small gardens, one a door down and nowhere elsre particularly notable immediately walkable, but given the number of fantastic spots frequent group outings are easy
✦ 15mins bus to the local station with well-timed trains ~10mins wait, or 40mins direct to the TGV station from a village 5mins drive
✦ from the station Valence/TGV is 20mins and Grenoble 45mins, then another 45mins to its airport by shuttle
✦ Lyon airport is 2h30 by train (1 change)
✦ building adjoins and is a continuation of a catholic primary school
✦ just 80m2 but with 4 floors (last being usable attic thus no mezzanines)
✦ also has a 20m2 two storey trangular extension, whose roof could be removed for a terrace with conservatory as faces due south with east and west exposure too, thus perfect for winter sun
✦ 120m2 triangular garden with balustrade along road (not busy, village has bypass, and multiple routes in, though this is the most likely to be used)
✦ the garden could become an extension thus gaining significantly more space (potentially as a mini-hub instead of satellite) plus an easier to build roof terrace, though atop the small building would be better and there would be planning limitations with the garden
✦ not as large as it looks
✦ moderately dilapidated however it almost immediately usable on one floor with many windows newish PVC double-glazed
✦ other works nominal; though arguably the facades and shutters could do with work but can safely be deferred
✦ roof condition seems mostly ok, but a small section of the overhang has collapsed
✦ would need a lintel and interconnection with its extension if not already, or unless made into a studio
✦ the building also has rear access onto an alley, which would make roof works such as for a terrace much simpler
✦ depth is about 6.5m with no load bearing walls except the external
✦ whilst this location would compete with Cloud Citadel, because of a primarily membership model this is little concern and could also be cheaper whilst retaining excellent margins; it has a less extreme climate and is much easier to reach especially from Paris (both depart from the same station, but CC is 4h at the end of the line instead of just ~30mins albeit with a bus change/pickup); sizes are roughly similar though this gains outdoor space, whilst they have impressive gardens and surroundings on their doorstep
✦ the snow season (limited in the village) would not be as compeitive against CC because they are at a ski station walking distance to lifts, however this location does have nordic stations if they survive climate change (some with cable lifts) around 20–30mins drive, and another in 40mins
✦ so could still offer a cosy and affordable location
