Our purpose as a member owned co‑operative is providing affordable co‑ownership and rental, giving use of private accommodation along with many varied communal areas, in multiple locations.

As participants in a dynamic ecosystem we share its opportunities whilst generating rental revenue as a social enterprise — reinvesting in hosting workshops, talks, activities and even festivals, enriching not just ourselves, but the wider community.

The regeneration of smaller towns and rural areas not only opens up affordable property for us to visit, work from or live in, but restores life in them. By doing it collaboratively, we reduce our footprints and enhance the effects.

It's not just about having an amazing space to get our work done, but also popping out for a break to welcoming towns and villages, escaping into a natural park and great wilderness, with hiking, horse riding, mountain biking, kayaking, wild swimming, skiing, and more(!) within reach.

Whether you participate from day one as an investor, co-owner, or visit on rental — you do so as a member of our cooperative society. To join us as a co-owner, make a pledge, then once we've completed due diligence on the property, you will be invited to apply for our community shares, else join us for the next…?!

With coliving, for your own lifelong use equivalent to one month of an ensuite every year, we're targeting a share buy-in around €1,500 (plus monthly expenses), compared to rental at around €550 (inclusive). Your saving on co-ownership versus rental means the costs of shares are recovered after 6 years, giving a saving of €250/month thereafter.

There's a 30% allocation of preferential shares without coliving use, which instead provides us with rental capacity, and these thus pay dividends up to 10% whilst also contributing to our community fund. As an investment these generate income, and may be used to cover your use expenses giving cost-free housing into the future.

With cohousing you have exclusive use of a 45m2+ studio, at a share cost of €35,000 (excluding fitout and decoration). You're free to rent it, keep it for your own use, or exchange time at other locations as you wish.

Converting an affordable open-plan property enables us to better invest in dedicated facilities as a coliving hub, instead of spending piles on maintaining a fancy chateau. 🏰💸 We all agree—it's worth it right?!

Operations

We're hoping to install sustainable power generation using hydro and solar, reducing our expenses and making us much greener. This is however a big expense so we'll have to see how much capital is available once fit out is complete. ♻️🤞

We won't be like a hotel nor premium coliving spaces. We'll help each other keep things clean, and do our own laundry. Our volunteers will however help us with the basics, and if you prefer to be looked after they'll be able to offer you serviced rooms and mealplans. 👏

Works will be undertaken in two phases, both include lots of common areas and facilities. See the full property report and our FAQ for further details. If you're interested in the market positioning you may also wish to take a look at the original investment proposition which is no longer in use, yet may be utilised for future locations.

All shares and costs will be per-day thus you'll have complete flexibility, monthly equivalents are only shown for simplicity. The current pledge target is for the first phase only, therefore pledges can still be made beyond this.

Rental

All rates will be nightly as stays are flexible, not monthly, but will be have supplements for shorter stays. Fully inclusive with weekly communal meal. Excluded rooms are reserved for residency programmes, volunteers, community manager and to accommodate bookings waiting for other rooms to become available.

You can check out any time you like. But you can never leave. 🙃 Kidding! That'd not be very convenient now would it…

Community shares are withdrawable, if there's someone on the waitlist you can get your investment back. Maybe to move to another co-operative living community? You can swap between cohousing and coliving, and enlarge/reduce your coliving share. Otherwise if you're not using your share, it's not a write-off as you'll get above inflation dividends when the co-operative generates profit.

Of course there's risks, yet we hope the facilities and community that we're all building and supporting makes up for this, and pays back on our little gamble in so many ways! You can check the current pledge funding yourself, the waitlist will also be public so you'll always know.

This endeavour is being initiated by Jacob Jay, founder of the first ever coliving hub offering coliving with open-access coworking which was located in Delhi, India, and operated for four years from 2010.

I am investing ~7% of the total funds, and anyone wishing to make a significant investment alongside me (e.g. for a cohousing unit), is invited to become a cofounder having a small supplementary equity reward if you expect to maintain involvement within the community.

I'll introduce the first board members soon, if you have experience in communities you're welcome to put yourself forward for this, and there'll also be an opportunity to visit in early September, with volunteers being engaged later in the year.
