✦ actually a small hotel with adjacent house (good condition as lived in) and 1300m2 hillside garden
✦ rudimentary building but would provide good bedrooms all with balconcies, with a mix of common spaces, split between the buildings
✦ the roof needs replacing and is an asbestos fibrocement, it's not large with a nominal professional removal cost (~€5k) and unbroken tiles could be done oneself; scaffolding and temporary covering is however expensive and not included
✦ on a quiet lane in a little valley, with south and west exposure to take advantage of good winter sun
✦ 10mins walk below a thermal station with some cafes; restaurants in season, and amusingly a 'night club' but ensconced by the older curists; there's also a cinema, and in summer small pool with jacuzzi
✦ shuttle minibus for supermarket, village and station but only a quick bike; runs summer and school terms, essentially once daily
✦ not much to do immediately around except a few walks, but lots of good hiking and outdoors in 30mins drive plus skiing (if it survives); and many other activities a bit further so primarily would involve daytrips; there are busses to various places in the mountains too, and a hydrogen train
✦ the hotel has two 140m2 floors, comprising maybe 10 ensuite rooms
✦ 140m2 ground floor
✦ house 2 floors of 80m2 plus a 60m2 loft
✦ fibre available
✦ there's also Pau airport at 1h drive or 2h transit
