Environment ✧ hills amongst windy rocky river valleys, scrubland and woods; hikes on doorstep
Services ✧ corner shop, resto, cafe; supermarket 20mins drive; town 35mins
Access ✧ station 5mins drive/20mins bike; +Ales 35mins, Nimes 1h10; train ~5h Paris/Barcelona (1 change)
Notes ✧ price has dropped from 56k
✦ nicely quiet village with no traffic nor for that matter life, but a good resto and (maybe) a cafe/bar though that and the corner shop may not last long; yet good trails from the door and walking distance to river pools, plus not unduly far to a decent town (by car)✦ the only town is Alès, is fairly dynamic and has ongoing improvements with a new market hall pending, if not especially notable, at 35 mins drive is a fairly easy weekly outing, 1h bus from door 2x daily or 35mins during hols
✦ village of Chamborigaud 5mins bus/drive/20mins bike for baker and station and some restos, bus no good for connections so car dropoff or scooters required to get out; the better village of Genholac is 20mins drive, St Ambroix 30mins; Les Vans/Anduze/Uzes 1h if especially adventurous
✦ lots of walks and hikes, including 1h15 to castle, river spots 35mins walk
✦ 25mins drive to lake with SUP and canoe
✦ 45mins into mountains✦ several hiking circuits are possible climbing 300m; and biking for 4h circuits on a mix of fire tracks and singletrack; can reach a 1000m summit in 3h biking mostly offroad climbing gradually with downhill most of the way back ;) and 30mins drive to its base
✦ good winter sun and limited rain but can be somewhat cold and with snow for a few days
✦ fibre being deployed; VDSL2 in place✦ condition is very poor but solid with newish roof of modern cement tile (not old asbestos), thus the works are mainly replacing windwos and doors, and stripping the interior
✦ each floor about 110m2, approx 11x11m with only 2 windows on each of 3 facades, but large on ground at south next to lane (agent appears to have simply measured the building footprint and multiplied)
✦ 25m2 of patio next to lane wraps around corner at back, 20m2 annexe with first floor terrace occupied by outside stairs to 2nd floor with tiny balcony
✦ the annexe could be built up to first floor with 2nd floor terrace, for an extra 20m2, and could also be extended around to the front replacing the patio thus gaining up to 25m2 with a first floor terrace
✦ 2nd with attic suitable for 8 low mezzanines with skylights, possibly 10, with first and ground common with some pods thus 210m2+ common
✦ only nominal outdoor space, but could be improved, there's a small grassy public garden, large square and other spaces with opportunity for collaborative gardening/improvements, plus a tennis court
✦ next to an excellent 775m2 plot partly terraced with steps up to top, had row of buildings that were demolished thus possible to acquire as garden and extension potentially covering up to 200m2, but likely somewhat expensive (~€50k) for a garden, unless developed into new tiny homes and additional common spaces
✦ old 1000m2 railway warehouse ruins across road✦ on the Grand Rue there's also 5 empty/abandoned buildings all in a row offering at least 500m2
