Environment ✧ agricultural plains, river ralley, some wooded walks on door
Services ✧ most; town 15mins drive/35 bike; bigger town 30mins drive/45 bus
Access ✧ station 15mins drive; Paris 2h30 (ith bus connection 3h30)
Area ✧ whilst now a bit higher, the price now includes all buildings, thus the street shop, house and garden as well; the owner had given other buyers time to purchase but they couldn't raise the funds; would probably be open to deferred purchase of the parcels
✦ main building price dropped to 130k from 155k; there's an adjoining building (~250m2) and further 250m2 of garden available for 60k from the same owner
✦ should be big enough to be a hub having internal dynamism, thus offsets the lack of surrounding activities
✦ no structural works, many windows and some spaces semi-usable, so could be phased but assuming complete replacement costs would be high; the ancillary spaces and top-floor ceiling need a complete rework
✦ access just off but set down from main square onto gloomy 90m2 private courtyard; also entrance through neighbouring building onto 220m2 south and east facing garden
✦ four floors each around 175m2 and attic; annexe with 2 floors of 50m2 and a flat terrace roof; 2 tiny 10m2 semi-ruined buildings of 3 floors with 50m2 of the courtyard, best demolished to 1 floor for terraces
✦ ground floor has magnificent high stone vaults
✦ 3rd floor has unobstructed view over church roof thus should be common space, currently has a low cieling but if removed could be open to teh rafters; bedrooms thus on 1st and 2nd which back onto the church
✦ 2 floors would give 18 ensuite bedrooms each with a single window and only about 2.1m wide but long enough for a bed and ensuite
✦ top floor would provide a workspace and lounge
✦ approximately 50m2 extra could be added to the 1st floor over an exposed part of the ground floor chapel, this would gain a 2nd floor roof terrace looking up the river
✦ a glass floor over the courtyard would also provide extra space
✦ main building is 8.5m deep with 3 windows, 21m long with 9 windows
✦ shop is 80m2 with 2 floors, and has a further building of 50m2 with 2 floors
✦ gardens would total over 500m2 on a steep slope
✦ busses run to both towns but once daily otherwise by request for the local town
✦ is located in a natural park and on a 70km greenway; west mostly runs along the road, but east to the town is a nice easy outing
