✦ completely unremarkable building yet lots of nice open plan space to make it a great little hub with generous facilities
✦ my preferred approach of an efficient refit rather than than fiddly renovation; is in good condition so main requirement here is windows, partitions, and floor covering for the upper storey
✦ could have a very nice open roof space with big windows looking south over the fields and trees, plus a raised terrace over part of the garden
✦ nature reserve (with SUP) and parks next to the great beach and dunes stretching for miles up and down the coast, well known for year round surfing at all levels
✦ some short basic track and path for strolling, 10mins down the lane
✦ on an old characterful windy little train line for exploring the area, that may one day get upgraded with a direct connection into Porto, or metro to Aveiro
✦ climate is arguably good but can get a fair bit of clouds off season
✦ capacity for 14 rooms mixed configuration, some studios, and roof seems tall enough for mezzanines
✦ 330m2 common spaces for 1:1 ratio (ex exterior)
✦ share could be €2.5k/month
✦ ex agricultural building used for drying maize from the looks of things
✦ small 200m2 garden along front facing north; could probably acquire some of the neighbours south facing plot, and there's several plots opposite backing onto trees
✦ 8m deep by 40m
✦ already has sewer and water connections
✦ 45mins+ to some hills and river beaches; this location is strictly city/coast, another property would be needed for mountains and anything else
✦ being on the coast at about 15m elevation means its long-term survivability is at best dubious
