✦ strange buildings but could be adapted with great common spaces
✦ whilst set in a semi-isolated position with a good view over steep little vineyards and woods, it has very limited nature for activities and the river is no good, thus more of a quiet work retreat with reasonable access to a good variety of towns/cities (Pavia is lovely and close)
✦ main attraction is the large 300m2 south-facing terrace overlooking small hills with protected woods, wouldn't be difficult to split into two distinct areas (courtyard and terrace), could be enlarged a further 60m2
✦ hiking in hills is 30–60mins drive, or a 45min+ train; could create a path into nature reserve directly below the property; otherwise some limited walks 10mins along lanes; good as base to go camping in mountains
✦ the local town is small but has everything and is moderately pretty; within a few mins walk there's a village bar and several agritourismo / restaurants
✦ most of the capacity is in the undeveloped basement and garages, thus needs significant fitout; terrace needs re-tiling and/or sealing, otherwise partly usable to begin
✦ at least 12 rooms and studios most having views directly over the woods with very good share cost around €2k/month

✦ sub-basement is accessible via path

✦ sewerage is currently 3 septic tanks under the basement, best replaced with a new system in sub-basement
