Environment ✧ wooded hills above agricultural river plains; some short paths on doorstep

Services ✧ none, bakery 20mins walk, everything 40mins walk/20mins bike; big towns 30mins drive

Access ✧ station 10mins drive: Pavia 30mins, Parma 1h airport 1h30, Milan 1h30 airport 2h

Notes ✧ visted 11th Aug;
✦ strange buildings but could be adapted with great common spaces
✦ whilst set in a semi-isolated position with a good view over steep little vineyards and woods, it has very limited nature for activities and the river is no good, thus more of a quiet work retreat with reasonable access to a good variety of towns/cities (Pavia is lovely and close)
✦ main attraction is the large 300m2 south-facing terrace overlooking small hills with protected woods, wouldn't be difficult to split into two distinct areas (courtyard and terrace), could be enlarged a further 60m2
✦ hiking in hills is 30–60mins drive, or a 45min+ train; could create a path into nature reserve directly below the property; otherwise some limited walks 10mins along lanes; good as base to go camping in mountains
✦ the local town is small but has everything and is moderately pretty; within a few mins walk there's a village bar and several agritourismo / restaurants
✦ most of the capacity is in the undeveloped basement and garages, thus needs significant fitout; terrace needs re-tiling and/or sealing, otherwise partly usable to begin
✦ at least 12 rooms and studios most having views directly over the woods with very good share cost around €2k/month
✦ 130m2 sub-basement; 700m2+ basement (400m2 without windows); 100m2 west wing, 100m2 east wing, 125m2 main building ground; 125m2 1st floor good WiMAX (upto 100Mbps, but expensive) with several antennas under 500m; bad DSL, fibre in town in 2 directions, but too far for affordable cable lay (over 2km)
✦ elevation is 250m thus above Po valley fog/mists
✦ lane is quiet update 15 Aug:
✦ 160m2 of asbestos-fibre cement roof which would have to be removed and replaced, however indicative costs are affordable at ~€20/m2 plus setup (~€4k) plus new roofing (~€5k)
✦ huge basement has almost mno windows thus much is only usable for cinema, bathrooms, etc
✦ sub-basement is accessible via path
✦ includes 1.2ha of south-facing hillside, but rather too steep for use a garden however some narrow terraces might be plausible and provides path part way down to nature reserve
✦ sewerage is currently 3 septic tanks under the basement, best replaced with a new system in sub-basement
