✦ the peaks surrounding reach 1200–1700m and can be hiked from the door; good serious multi-day hiking as there's lots of refuges, and the coast-to-coast GR10 route passes not far; some climbing spots, kayaking and horse riding very close; a few minutes drive and there's a small resort for airboard, nordic ski, snowshoe walks, mountain biking, mountain scooter, etc, it has however not recently had enough snowfall to remain open, a higher resort is 20mins
✦ climate has good stable number of sunny days all year but obviously colder with no vegtation in winter, although only one month would have any significant risk of snow despite the low altitude; with winter still reaching 18° it would remain fairly pleasant but would favour work-focus rather than outdoor focus except during snow
✦ there's three moderate towns within reach, Bagneres is a ski station and reasonably well provided for, Montrejeu is small and ammenable, both 25mins drive; St-Gaudens is a bit larger with 4 busses daily in 40mins (driving 30mins) but entirely unnotable; the local station (20mins bike) serves both and is reopening soon with hydrogen trains, some of which will serve Toulouse directly
✦ the small city of Tarbes with airport is 1h drive (longer with transit) so suitable for days out, and is 15mins further
building is boring and a bit ugly, but could be made cool with murals, climbing plants and extra terrace; similarly the garden could be improved with a gazebo, small amphithetre, firepit, etc
✦ ground and 1st floors, 200m2; 2nd and 3rd 140m2, attic same but awkward (good for pods)
✦ beam-block (concrete and brick) construction with modern tile roof in good condition
✦ fibre is planned for 2022; exchange is 2.2km so inadequate for DSL, there is however a mobile antenna carrying all providers with good coverage at 1.8km
✦ there is a small ugly marble quarry at the extrance to the village, but the buildings are hidden from the property itself, and it is not in heavy use cadastral data, parcel 926
