Notes ✧ tatty but will sell quickly at this price as is imposing, large and great value for a town centre — did sell quickly but (refused mortgage thus) returned to market (direct sale, down 15k)
✦ would function very well as a minihub having good access to towns alebit with less activities
✦ town is not interesting beyond its large and fairly pleasant waterfront on the canal which is good for a stroll and long gentle bike rides
✦ well positioned for visting other towns including Toulouse in 40mins and Barcelona, plus Carcasonne 20mins train; Revel by bus, Limoux 35mins drive (1h train) which is can be fairly lively for outings even in winter, Mirepoix 30mins drive
✦ Book village of Montolieu 30mins drive
✦ the location has poor direct access to countryside, with only the canal path however there's several loops possible, and Carcassonne 2h returning by train; 15mins bike are some small hills with tracks and paths, and the bigger hills start 30mins bikes/25mins drive
✦ 15mins drive is a lake for SUP/sailing
✦ Montsegur is 1h for a daytrip, as is Quillan which can include watersports and better hiking/biking
moderate public garden close for outside games/yoga; definatel potential for the town to invest in its public spaces which it has only done in passing pontoon around part of the basin and a tiny square to access)
✦ good selection of restaurants as is an important stop on the boating route
windy location in winter however the garden is well protected with south exposure and so would be good; also affected by drought so the lakes are not reliable (nor for that matter the canal)
✦ 300m2 courtyard garden, part would become a ground floor extension with roof terrace/orangery above
✦ 8 windows along the street front(!) but north-east facing so only good for morning, but well lit without sun for the summer
✦ the rear annexe would accommodate 2 40m2 workrooms with 40m2 studio above, and having their own street access, or 3 smaller ones
