Environment ✧ lower mountains, hiking on doorstep, small skiing 15mins, peaks 45mins

Services ✧ minimart, bakery, bar 20mins walk, supermarket 15mins bike; towns 25mins drive, 40mins bus 5mins walk

Access ✧ local station 15mins walk, Toulouse ~1h30 direct, Paris 6h30 or overnight; airports: Tarbes 1h, Toulouse 2h

Notes ✧ bus 20mins Luchon (10mins train), 30mins mainline station last 9pm
✦ unremarkable village except for its convience for getting to the small towns — three within reach, Luchon is a ski station (with gondolas and bikepark) and reasonably well provided for, Montrejeu is ammenable up a small hill at the bottom of the valley, both 15–20mins drive (10mins train); St-Gaudens is a bit larger but entirely unnotable; the local station serves both and is reopening late 2024 with hydrogen trains, some serving Toulouse directly
✦ the small city of Tarbes with airport is 1h drive (longer with transit) so suitable for days out
✦ paths starts 5–15mins up lane and climbs 750m, giving a min 2h circuit (1h bike) through steep woods; one there-back stroll to an old mine at 40mins
✦ tennis court a stone's throw
✦ the peaks surrounding reach 1200–1700m and can be hiked from the door; good serious multi-day hiking as there's lots of refuges, and the coast-to-coast GR10 route passes not far; some climbing spots, kayaking and horse riding very close; 20mins drive is another small resort for airboard, nordic ski, snowshoe walks, mountain biking, mountain scooter, etc, it has however not recently had enough snowfall to remain open
✦ hikes to major peaks 30mins drive starting from 1200m climbing to lakes and 2500m+
✦ climate has good stable number of sunny days all year but obviously colder with no vegtation in winter, although only one month would have any significant risk of snow despite the low altitude; with winter still reaching 18° it would remain fairly pleasant but would favour work-focus rather than outdoor focus except during snow
Property ✧ down again from 135
✦ no garden but nonetheless ranks good because the grassy public garden with nice trees along the river around the mayor's chateau is a stone's throw across a footbridge; there's also a bit of adjacent riverfront that could be improved collaboratively
14 bedrooms equipped but basic
✦ 70m2 main building with 4 floors =280
✦ 50m2 side building with 2 floors tiny attic having 2 dormers, which could be opened onto a flat bit of roof for a terrace
backs onto a small river, with a small extension of both buildings hanging over it, which presents a risk of structural works at some point in future to avoid it collpasing into it, though perhaps not serious
✦ 35m2 terrace half covered should be converted into orangery, or solarium with 1st floor roof terrace, as no other part gets south exposure
✦ not a busy road (has bypass)
✦ probably includes the adjacent parcel as the main parcel blocks access with a tiny strip, is a 2-floor 30m2 garage/barn which would be even better for a roof terrace
✦ cafe-bar next door, bakery, supermarket, pizza resto
✦ tax 1700
