Environment ✧ pine and scrub woods, rocky little river valleys; hikes on doorstep
Services ✧ all
Access ✧ station/bus at door: 1h Nimes / 1h30 airport, 2h15 Marseille/Montpellier airport, 5h Paris/Barcelona
Area ✧ the little town of St Ambroix is pretty with a good market and some cafes etc, the main town of Alès used to be rather ugly yet is undergoing rehabilitation notably with its horrible market hall and square planned for rebuilding reopening in 2025, it's moderately lively and has tons of shops and restos, even an icerink
✦ the river at the door isn't good for swimming though fine nearby for a splash, better and kayaking 20mins walk, or bus
✦ good variety for biking some trails reaching 600m (400m ascent), and including 3h crossing just one road
✦ 3 hikes/walks start 10mins along lanes with circuits and strolls possible, one to a ruined fort (being rebuilt by an association), a short drive gives more variety such as these lovely eroded pools 30mins drive (1h15 bike) good gorges with sup/kayak/climbing, and heights around 900m at a pretty village, plus the pont d'arc are 30mins drive
✦ with the train to Besseges there's even more paths, and the bus also serves it
✦ winter climate is pretty good with an entire third of days clear and just a few of snow, though gets bursts of very heavy rain in spring and autumn
✦ in 2028 the railway line will be reopened bringing the main town to 20mins
✦ onward connections have good choice; Nimes airport is a train then shuttle and normally has year round service to Stansted and Brussels, plus seasonal to Luton and Morocco; many more options including Lisbon from both Marseille and Montpellier

Property ✧ the parcel actually has an impressive 190m2 footprintonts onto the small square with fountain at the heart of this pleasant small town with a good selection of resturants and cafes
✦ 3 interconnected buildings, the front two totalling 70m2 *3+attic, and the rear (north) of 40m2 is up steps and a bit higher than the front 1st floor *2+attic
✦ attic has good height and windows in front half at least
✦ the rear building could potentially have an excellent roof terrace
✦ 70m2 ground floor shop; actually rented thus its use woukd not be possible until lease terminates or they can be moved elsewhere; the doors are recessed so would need moving forward to claim all the space; the rear likely backs into teh hill with no openings
✦ the 1st floor opens onto a 40m2 courtyard however this currently has 2 10m2 outbuildings that would need demolishing though would offer an opportunity to cover with a roof terrace/orangery
✦ solid building partly usable though most infra needs replacing, and roof needs work, possibly only relaying
