Environment ✧ unadventurous but pleasant agricultural and wooded hilly river valleys; paths on doorstep
Services ✧ bakery, pizza; supermarket 20mins walk; town 15mins (bus)
Access ✧ station 15mins walk, 3h15 Toulouse, 7–8h Paris, plus direct night train
Area ✧ old mining area that also happens to have thermes with a spa, and even a casino though surely not very busy…
✦ major plus point is being close to the lovely little town of Figeac 30mins with last at 11:30pm(almost unheard of even in some metros!) for nights out, and Rodez 40mins
✦ would function as a good minihub both by bus, plus train and driving as there's a reasonable number of small villages around for which a once-a-week spot at a coworking would probably be appealing at under 30mins away
✦ climate is steady with regular showers and sun year round thus very green, low daytime average in winter but with nice orangery and the decent amount of sun it would still be fair, but a good firepit and fireplace with comf light interiors would still offer an appealing retreat
✦ the village is getting a significant project that will replace the old school (previously for sale) with a development/renovation apparently offering senior and tourist accommodation (AFAIK) alongside making the main square prettier by replacing the tarmac with paving
✦ over 600ha of old mining lands including a massive open pit mine now converted with a lake, with woods reaching to the upper edges of the village and funding to improve it over the coming years
✦ regular bus around area and to town; 50mins bus to Villefranche from Aubin (last 8pm)
✦ 15mins drive the Lot river, 30 to the Cele, 25mins to some small gorges for hiking (possibly also biking)
✦ riding 15mins walk, paths start 10mins along lanes
✦ heated pool 20mins train at Capdenac
✦ 15 mins drive/train to the river Lot, with caving/canyoning within a moderate drive there's good if not outstanding nature
✦ town has a streetart festival which has now reached as far as buildings next door
✦ several hotel resturants, and one better 25mins walk
✦ several weekly markets
✦ for day trips, Najac is 1h but better combined with the town and river too; Saint-Cirq and the old river haulage route are 1h15 also possible with a stop in the town or via some castles and the upper river cliffs
✦ Rocamadour is 1h10 by direct train, again with the late return
✦ Capdenac will in future have a 64km greenway reaching to Cahors which is downhill all the way, however the return would for most people be a bit much the same day but possible 4h by train…

Property ✧ down again from 70k
✦ ~100m2 *3 floors plus 50m2 or more of attic
✦ 900m2 garden also adjoining a small public garden (with a capped thermal source); set back is 45m2 of garages with terrace above as the garden is up steps, there's also 30m2 of caves similarly burried behind the building with 30m2 space before that could be covered but is at the north; a larger orangerie could be created further back in the garden, or at the front onto the road creating a buffer and/or public coworking space
✦ huge public garden a stone's throw, tennis 10mins walk, two small lakes/ponds
✦ given the large garden and lots of public spaces, some of it could be used to build an extension or microunits if there's interest, however probably not for this harder to access location
