Environment ✧ major river valley with wooded steep little hills

Services ✧ minimart, bakery, coffeshop, pizza, resto; supermarket 15mins bike/bus

Access ✧ mainline station 5mins drive, 15mins bus, 20mins bike, 4h Paris, 6h Barcelona

Notes ✧ nice village with a historic road and buildings supported by lots of buttresses, a castle ruin just above, and a foot suspension bridge with towers
✦ great town of Montellimar a stone's throw, linked by an impressive suspension foot and cycle bridge (but only half the way)
✦ in 2025 a new rail line will run from the next village (5 mins bus/15min bike) to Valence and probably also down to Nimes
✦ several steep paths from door with cricuits, climbing to an ancient volcanic peak of 500m and onwards to 700m
✦ tennis courts, indoor rock climbing
✦ additionally a greenway will link it up to better trails
✦ 1h drive to Pont d'Arc also bus
✦ there is a nuclear power station with 4 chimneys just out of view
✦ there are four coworkings in the town but 3 are ascentic corporates and 1 in the centre is really a nice but small and basic third-space, thus this would have good potential to operate as a minihub for the surrounding Ardeche area
✦ windy winters (mistral) but the village is sheltered and the orangerie/courtyard would be good protection
Property ✧ great vaulted ground/floor and basement
✦ interior 1st floor courtyard of 60m2 which is actually part of the building that lost its roof and could be converted to fab orangerie or part reclaimed as it still has windows and shutters on the street facade; 10m2 balcony terrace at rear/south-east
✦ the building has had all the remaining roof redone, though part appears to have cement panels, presumably below tiles; the main garage below the courtyard has a partly colapsed vault or beam
✦ probably quite difficult to adapt and most of the space is basement and attic
