Environment ✧ rolling agricultural hills, wooded plateau; nominal paths at door

Services ✧ all

Access ✧ station 20mins walk, only twice daily(!) from Limoges 2h, Paris 6h

Dedicated units for full-time residence.

Area ✧ tapestry making centre, pretty and fairly lively little town with lots of restos, cafes (tea house!), shops (130!), riverfront and a rose garden
kayaking all year
✦ few clear days, cloudy all year, with a fair bit of rain (but green…)
✦ nice aquatic centre with hammam and quiet spa
✦ 10mins drive horse riding, basic climbing
✦ 15mins to indoor tennis
✦ 40mins drive to big lake
✦ lots of hikes but fairly tame trails on the plateau, a moderate drive
in addition to the Limoges train, there's many busses, in fact having same duration but being much more frequent
✦ no other towns are appealing with the exception of Bourganeuf 35mins bus, and I'm uncvoninced there's even nice villages to explore
Property ✧ property would have good spaces to offset the climate and the isolation by regularly hosting events and having multiple spaces for things like firepit, sauna, a bright attic workout/yoga room; not to mention in dreary/cold weather as ever an orangerie could be built into the hillside catching and storing the south sun
✦ isolation is also offset by being in the town
✦ would be very quaint as a retreat but activities would not be particularly varied nor interesting thus needing to focus on its own facilities

✦ needs full fitout, though bits would be usable during works with nominal effort
✦ roofing and structure sound, but completely lacking insulation and infra
2–3 building parcels plus land
✦ #61 85m2/150 main building *3 +2 20m2 cottages with attic spaces 340/450 (plot of 635)
✦ #63 70m2/90 *3 210/270 (plot of 445)
✦ 2480m2 hillside plot
✦ this matches the land exactly (albeit mentioned as 'more than') but at ~550m2 usable doesn't match declared 1000m2 so almost certainly includes #59 which is also empty and part of the same complex — 90m2/140 *3 +15m2 annexe 280/420m2 (plots of 49+144 and several behind)
✦ (in which case the declared measures are footprint multiplcation)
✦ ground and 1st floors may be less as back into hill and so only have windows at the front
✦ the top floors have windows along full length south-east facing catching good sun and well lit; the rear half of #61 also has skylights albeit single glazing
✦ most of the windows are functional but all need replacing
