✦ is on a road just converted to a garden street, the bottom of which has the greenway and an associative music venue/cafe/bar; this suggests it could become a little more lively with new shops
✦ 10mins bike to tennis, SUP, kayaking but seasonal and very placid, and horse riding

✦ next village 30mins walk along a greenway with station, more cafes and shops, one of the largest weekly outdoor markerts, and a hall favouring local sourcing / farm-to-table
✦ nearest town (Villeneuve-sur-Lot) is good but a bit far at 40mins by bus (last 7:20pm), 30mins drive is however fine for group outings driving and the bus thus for individual escapes
✦ Agen at 45mins is another decent and larger town, but requires the walk to teh staion/dropoff or more likely bike+park/scoot thus 1h so likely rare, driving no faster
✦ Cahors and Bergerac are good daytrip drives at 1h, there's also a bus to Cahors and serving several of teh villages along the river taking 1h10 from 20mins walk away or a 5min dropoff
✦ rail line will connect to new TGV station (2030) bringing Paris and Bordeaux 30mins closer
✦ no walks except along greenway, there-back, with minor options for variations around a hill
✦ biking starts 10mins along the greenway with several decent circuits but max elevation difference is only 100m
✦ both can be improved by train, and in the case of biking for long circuits; the next train stop to the south give a 3h hike to the town with one leg by bus, 2h with a pickup or there-back of any duration

Notes/Property ✧ price has gone up to 65k presumably as relisted with agent
✦ roof is good and building is sound, tatty needing full refit though may be part usable very quickly with no notable risks
✦ been for sale for years, as ever nobody wants old buildings and tehre's a few for sale; direct sale possible which so could reduce a bit more though the owner's ad hasn't been updated

1st floor and attic have good wooden floors

✦ ground has big shop front windows, backing into hill where it actually gains extra space and a tiny courtyard/well
✦ 1st has 4 french windows onto full length balcony, and opens onto garden at rear thus excellent for common spaces; could easily extend for +50m2, likely as orangerie and possibly part two-floor for a nice dorm with views
✦ attic has excellent height with windows, suitable for possibly 10 small mezzanine units
✦ front is south onto a quiet road into the centre (there's a bypass)
✦ 450m2 of steep partly terraced narrow (12m) garden but south facing with trees; variously advertised as having 1000m2 in which case extra parcel (877) above the neigbour but seems unlikely
✦ no walks on doorstep except greenway; hikes 15mins train/drive
✦ super cheap tax would be €1700/year after renovation
