Area ✧ for a large space that's readily usable this is fair value, however with a short season to be appealing for longer it would need additional investment at least for more larger windows
✦ 7 fully functional months; would probably close Dec–Jan, open Feb for snow, Mar/Nov as cheap shoulders, Apr–Oct fully operational (same as campsite amazingly, these usually only open summers)
the village has a small theatre with events year round
the local town is an acceptable 20min drive, is very presentable with several restos even an Indian, a couple of pubs, cafes/coffee/bagels, weekly market (indoors in winter)
20mins drive to peak (basic skiing)
✦ 30mins drive Langogne
✦ 40mins drive lake with SUP/canoe (summers), gorges, climbing, ferrata
✦ 45mins gorges du tarn (kayaking)
✦ 1h drive Les Vans which is a completely different lower environment, kayaking
30mins walk to a forest activity centre (Apr–Nov)
✦ great mountain biking descending from the peak if dropped off, else quite reasonable climbing (not steep); 5h hikes to summit at 1700m
✦ horse riding 35mins drive; few minor attractions such as ruins and waterfalls video of area
✦ thermal spa with hot-cold pools (but would certainly create inhouse sauna)
✦ restaurant at hotel opposite Feb–Oct, they're the owners of this one and have another, so could likely do a deal for meals and use of their heated pool, plus they run shuttle for the train and hikes
✦ 10mins drive to a good resto and small supermarket
✦ Jul–Aug busses once daily 11am–4pm for town, for day up mountain
✦ first reasonable train down at midday but 1h to villefort
✦ 20mins bike station, 5mins drive +20mins Mende; direct nimes 3h
despite the long train up the mountain, as the last is at 6pm connections are not bad with the last Paris departure at 2:30pm, and in addition there's now the 9pm night train from Paris to Nimes
✦ good choice of flights to Marseille, with last train at 4:30pm, similar for shuttle from Nimes airport having year-round Ryanair connections to Porto, Brussels, Marrakech, and seasonal to London and Dublin

share cost per room per month would be in the region of €3k which is similar to better locations, thus not attractive except for the ease of works, capacity and for those liking remoteness and countryside, but on which basis I would be willing to back it albeit split between this and a warmer locale undertaken simultaneously, thus this would still require a significant number of other backers

Property ✧ ugly but easily prettified with murals, cladding, pergolas
✦ could easily offer dedicated units, however unlikely to be appealing or useful?
✦ 140m2 *3 ~200m2 1st basement
✦ 100m2 2nd basement/waterfront
✦ 19m long, 8 deep
✦ 14+ rooms studios and apartments that are in good condition and immediately usable
✦ capacity could be significantly increased as the attic has good height, but likely pointless due low demand location(?); would give 11 large mezzanine units (3m wide) on top floor, each with window
✦ directly over river, and could have balconies
✦ 450m2 of land, most parking but surrounded by road and bridge, is a remote location and minor road so not busy, could however be enclosed with plants and orangerie
✦ there's also a village green just along the river but is roadside
