area ✧ village is quite delightful with pretty much everything, a venezuelan cafe, sushi place, organic brewery, organic shop, good bar with garden, good burger place and several restaurants inc above the river, plus 2 supermarkets
✦ could operate all year, being low yet still only 25mins train to skiing
✦ weather despite having good days and less rain than other parts of the mountains does still get snow even as late as march, but doesn't last long
✦ almost no overcast days but similarly few fully clear, thus always at least some cloud
Foix (small town) 15mins train and Pamiers (larger town) 30mins (last 7:45pm or 11pm bus) from where Mirepoix is possible by bus, or 40mins drive
✦ from Paris the night train departs 10pm and arrives 9am thus great for connectivity but can be more expensive than simply overnighting, otherwise 7h with 1 change and last at 1pm
✦ from Barcelona (R3,TER) a single 30min change at the top of the Pyrenees, last 2:30pm (3 earlier but with 1h30 change); is hoped that a direct Barcelona-Toulouse train will be reintroduced
✦ there's also an overnight bus from Barcelona which allows for later flights without having to overnight but is 7h (10pm–5am, 1h30 change for train)
✦ last train to Foix from Toulouse is actually quite late (8:45pm/9:45pm fridays) nontheless could do pickups (20min drive)
several outdoor spaces in the old village: the tower as the village's highest point over the river, with some grassy patches; a small place with some grass having great views, a larger grassy area next to a ruined tower at the (unused) main square, a small grassy hillside next to the cemetary, plus some grassy riverfront
✦ in early may a spring festival, Aug a 3-day world music festival
from the doors there's a path climbing to 1100m with several circuits, lovely escarpments with tons of climbing spots and good biking
✦ the local bus adds hiking variations, and with the train there's tons
✦ tennis 15mins walk; easy kayaking and SUP 10mins drive; various castles and caves (including a 5h caving experience 15mins walk from town); canyoning 15mins drive, via ferrata, lots of rock climbing
✦ whilst the upper hills and mountains are barren and open there's woods and forests and even the occasional waterfall on the lower slopes; hikes to mountain lakes from 20mins drive
✦ from from Foix there's a 45km greenway
✦ 40mins to Montsegur cathar castle
at Ax (25mins train) there's a ski station and thermal station with sauna, hammam and ice shower, but in fact there's also some wild spots a short walk
✦ skiing/bikepark 25mins train then gondola (2300m); smaller 35mins drive; Andorra 1h15+ (train then bus)
the train unfortunately is not a €1 line so if used frequently would be costly, there is also a local bus
would be 1h drive to a 'competitor' in the next valley but they're much further into the mountains and so harder to reach, this location does have better transit, towns and choice, however collaborative activities around the half-way mark (good peaks!) could easily be organised to build a more dyanmic community

property ✧ was last 45k but now direct; VISITED 26/5/26 ex-builder owner keen to get rid of and has undertaken sealing of roof and tidying up, but significant work to optimise including better supporting floors, and some roof beams thus too much work, there is however a larger nearby in much better condition at 100k shoudl this location be considered desireable
good value to start as a low-end option, however doesn't yield many units, so in fact a bit more capital for a slightly larger building is actually far better, this location is however a great balance
✦ compare with properties in the nearby town of Pamiers, which brings Toulouse within easy reach, but loosing hikes and nature at the door (yet easy by train)
probably a fair bit of work to bring up to standard however is usable!
parcel 843 105m2 so could in fact offer 350m2 if walls/divisions not significant; possibly also 844 20m2 in which case even more
✦ its awkward spaces could be worked around but realistically is no more than 275m2, for perhaps 5 rooms (some ensuites), 3 cells (with south windows) and 3-4 pods
✦ a good 25m2 roof terrace is possible, if not 2 with a higher smaller one having better views
✦ in several parts:
✦ + rear/north has 3 floors with 2 windows plus attic (~32m2 =95m2) with access via an alley to the road to the 1st floor, the ground floor at the back is recessed with only one tiny window
✦ + front/south has 3 floors with 3 windows plus attic with very low windows (~30m2 =120m2) suitable for cells; opens onto a car-free lane; probably also a small cellar, loosing this might be worthwhile to free up the space used by stairs
✦ + centre at less than 3m deep spans the two parcels with probably 3 floors rising above the others (15m2 = min 45m2) but might not include the 2nd parcel; has no windows except maybe top, only a door onto the alley which could have windows added above; would need lintels to interconnect with the others if not already
✦ there's possibly a hotchpotch of stairs amongst so if interconnected their space could be reclaimed
✦ rear roof could be removed for up to 25m2 terrace and that attic is not calculated as included, however might be better at the front, but best on the centre as the highest point, yet which still sides onto next wall (east), if rebuilt here the 2nd floor could have windows around its 3 sides; whichever is in worst condition…
✦ the front ground has nice old full height doors as was apparently a woodworker's shop or something
✦ back has 2.5 windows across, front 3
✦ at least some walls notably the front are half-timber which is undesireable
there's a tiny public square almost in front that could do with some guerilla gardening, and occasionally hosts music and events
✦ the adjacent property (parcel 845) is abandoned with 40m2*3 plus a section at the rear
