Notes/Area ✧ delightful little medieval town with ancient buildings on a hillock around which the river bends
✦ climate is a bit drab but very pretty little town and locality with riverfront parkland
✦ couple of short strolls from the door around, connecting to the river valley which offers 1h walks up or down and up to 4h for biking though involving quite a few section of lanes and limited variations, yet the option of returning by train
✦ tennis, kayak (world championships held nearby), SUP and raft
✦ the landscape is unadventurous, however the next train stop offers some wooded hills
✦ lots of horse riding, and the next little town has a famous hippodrome
✦ tiny organic shop, several supermarkets including organic, brewery and weekly market; good restos, cafe and pub
✦ "graffiterie" in the old paper factory
✦ 45min bike on greenway to swimming lake and next town
✦ one small city: Limoges 40mins train (last 10pm!) [really 1h access]; airport year-round to Marrakesh, Stansted, Manchester, Midlands; Toulouse/Bordeaux 3h30 changing; Barcelona connection is labourious but better once the direct Toulouse route returns (thus 2 changes)
✦ one good town: Brive 25mins train (last 8pm) [really 45mins access]; airport year-round to Porto and Stansted (35mins drive)
✦ the station is a bit far to make outings to these worthwhile, thus scooters/bikes would be required; similarly for the supermarkets (there's no corner shop, just a tiny organic shop); however driving to the towns takes the same time thus makes them more accessible
✦ one small town: Tulle 35mins bus (last 8:45pm)
Notes/Property ✧ sold Feb'22 80k now retruned to market presumably because the buyer didn't complete funding (for conversion to apartments); private sale
✦ lovely building on the paved square next to the hotel de ville and church, and also the cinema (shows non-dubbed films)

✦ there's a very narrow (1.4m) section between the building and the next that could be turned into a shed with a small terrace above getting midday sun, this wraps to the south becoming just 60cm but could potentially be extended for sun through the afternoon
✦ windows are north and south, if there's any on the south at ground they're obstructed by the next building, whilst 1st is partly obstructed, and the attic has only gables on the north though a skylight could be added on south, leaving the main south windows as the 2nd floor but the 1st has potential for a balcony connected to the shed terrace
✦ there's a small grassy/meadow garden with good views a stone's throw, and grassy riverside

the building to the south appears unused and has not been renovated, the one to the east has garage and store,both being the back of a huge impressive property with big terraced garden, not been renovated and only partly lived in thus potential for collaboration; the next one down is a fancy hotel
NOTE: for 120k there's a slightly larger property on the heights (albeit above a road) that could be extended and has a large garden
