Access ✧ station 5mins walk; 1h45 Toulouse (last 7pm) +45mins airport, 6h Barcelona (2 changes), 7h Paris (last 2pm) or night trains

Area ✧ due to being partly protected, shops moving out, and the costs of bringing buildings up to standard, >35% are empty
✦ has some quiet riverfront paths with 1 big open park 10mins walk, a path going 20mins to the south, and a 25min loop, so some limited strolls are possible; 20mins bike to tennis (2 covered courts somewhere…)
✦ a couple of biking circuits start 10mins away and exetnd to Najac and St Matrin where it possible start or return by train, or skip the more difficult bits (lots of climbing)
✦ no hiking from door, however the train offers some variety with 4 stations (15–40mins) offering options both by bike and foot albeit with the shortest return being 3h45, giving opportunities for more relaxed hikes with lunch stop (returns at 2:30pm and 6pm, but more out)
✦ fairly calm kayaking is possible from the town, or at Najac (Apr-Oct) with SUP as well
✦ 30mins drive to a fairly technical via ferrata above river
small but pretty town of Figeac at 35mins train is a good trip, with an 8pm bus back
✦ several great villages: medieval Caylus 30mins bus, St-Cirq on the lot gorges 45mins drive, as is Saint-Antonin-Noble-Val where there's good biking and hiking for occasional variation
✦ Cahors and Albi are also possible at 1h drive for more rare daytrips with diversions to break the journey
✦ Gaillac at 1h train is however more reasonable
access is good from Toulouse airport, but labourious from anywhere else
✦ night train is either longer via Toulouse, or with a 6am short change

✦ bit of a jumble of 4 units, spanning 25m up an alley (only one other building at the end) and having a narrow south frontage onto the street, mainly a fairly impressive half-timber building, which at its middle spans two alleys thus having another house, the second is a lower annexe

✦ roof seems to be in fair condition with many new beams, but parts are too low to use, thus would be desireable to remove a section to create a terrace
✦ exposed beams in the facade don't look in great condition but aren't an immediate concern

✦ house 20m2 west onto another street from middle of main building thus only windows to west
✦ annexe 40m2 (north parcel) has 1 floor, and a 30m2 covered roof terrace, the roof being new so a pity to remove but could simply give it a wall with with windows as a higher terrace would be better
✦ ground floor is described as a 100m2 cave, with a 30m2 rear below the annexe being vaulted, but it actually has a side door entrance, and some low openings/tiny windows; it also has the entrance to the old restaurant presumably with stairs up; the recessed restaurant entrance would be reclaimed as large street opening; so probably fully usable
✦ parts of the attic would be useable (in fact claimed as fully) but most best as mezzanines thus bringing more light with skylights, and part of this could be more reasonably replaced with both terrace and conservatory
✦ no windows have a view, but a roof terrace would have outlook
✦ associative cafe across the street
