Environment ✧ river valleys, scrub woods, rolling agricultural; strolls from door
Services ✧ all at door; nice town 30mins drive
Access ✧ station 10mins bike/scoot/dropoff; Toulouse 2h45, Paris 6h30 changing or direct nightrain; Rodez airport (seasonal for UK/Brussels) 30mins drive
Dedicated units for full-time residence.
Area ✧ not an ideal situation as nature is pleasant but not notable, and the town is only adequate with no public spaces, yet potentially balances as a larger very attractive town isn't too far plus there's others and opportunities to get a bit further afield for exploring
✦ would function very well as a third-space/tiers-lieu with coworking and community kitchen, helping to redynamise the town and is arguably the core proposition here, i.e. a great space; unfortunately accessibility is marred by generally requiring a pickup from the station else involves waiting for bus
at door is a huge public greenspace with tiny lake covering a rehabilitated open pit mine easily gives a 1h30 walk climbing 200m; tennis courts close; several recent town centre improvements, there's also a massive (4,000m2) building hosting events, but no town square(!)
✦ small streetart festival which could potentially be expanded with some support (i.e. hosting artists)
✦ a package free local food shop, several restaurants and an organic microbrewery but not much else otherwise, have to go to the proper towns, of which theres 3 in 30–40mins including by bus
✦ the very nice main town of Figeac is possible by bus/train or 30mins drive, so in this respect properties in Cransac/Aubin have the station a short walk making all the towns much easier but trade smaller properties with better gardens
station 10mins bike/scoot which may be required as local bus is not well coordinated without a 30min+ wait, it's a 5min drive so pickups even regularly wouldn't be an issue and a minivan would be essential for exploring; however regional busses to other towns (a little further) are from door
✦ busses to Villefranche (1h; last 8pm) and Rodez (40mins; last 6:30pm) both 40mins drive
✦ Paris nightrain arrives 6am, return 11:30pm €40
✦ the climate is subject to a lot of rain, only diminishing somewhat during the summer, on the plus side this means the regions is always green, but does mean the sunny days need to be taken advantage of; seasonality would likely be 3-3-6; streetview (Jan) demonstrates that the garden is pleasant all year with good sunny days though when the sun isn't out
✦ is pretty drab (Mar) thus indoor and covered outdoor spaces would play a very important role
regular bus around area making getting out super easy if not for anything especially worthy
✦ this location would be a mix of inward with nice spaces and convenience, with daytrips requiring a bigger commitment and engagement every week, and additional smaller adhoc weekly outings to villages, markets and for small hikes
✦ access is not actually too bad, just long; multiple departures from Paris 6:30am and 12:30pm (arriving 7:00pm), 5:45pm (arriving midnight), plus the 10:45pm night train, thus making all connections through Paris workable without overnighting; from the south it's passable with Toulouse at ~3h30 (+45mins for the airport) and trains at 1pm or 6pm (arriving 9:30pm), thus essentially taking all day from Barcelona (such arrivals could be coordinated with a evening out in Villefranche thus 1h45 from Toulouse last at 7pm +45mins drive; Rodez airport is 30mins drive or 1h by bus/taxi and train with only seasonal flights to London (and Dublin/Brussels); Brive airport is a bit far and awkward (3h train with a quick taxi, but long change) though has all year flights to Porto
riding 15mins drive
✦ heated pool 20mins drive at Capdenac
✦ the lovely little town of Figeac is 30mins drive, and 40mins for the equally nice Villefranche-de-Rouergue
✦ several locations for kayaking, one 20mins drive, two by train at Capdendac and in Figeac itself with SUP but all seasonal though one association so arrangements may be possible
✦ under 30mins to ruins at Peyrusse (drive), tiny perched village of Capdenac hilltop medieval village and tower (train), Conques (drive), Belcastel medieval village and castle (drive), plus various other castles, abbeys, etc
✦ caving/canyoning/climbing around 30mins
✦ better hiking is quite far at 50mins drive such as along the steep sides of the upper Lot valley
✦ several good day trips are possible at just over an hour
✦ Najac (or 1h30 bus/train), combined with Villefranche and the river, or other sights on the way, and good for hikes
✦ Belcastel medieval village whilst not an outing itself, as a drop off can be combined with an all day hike to Villefranche along the small upper Aveyron valley
✦ Saint-Cirq and the old river haulage route for nice walks with a stop in Villefranche or via some castles and the upper river cliffs, with hikes/biking in the wooded hills around it, kayaking, via ferrata and other activties in summer
✦ Rocamadour is 1h by train, with late return, but a long walk from the station thus better with shared taxi (5mins), yet can also be combined with a 3h hike or biking from the previous station along the valley
✦ Capdenac will in future have a 64km greenway reaching to Cahors which is downhill all the way, however the return would be a bit much the same day and is 4h by train… which is essentially the same speed as riding it though a pickup could be arranged at a half way point

Property ✧ moderately prominent building, parcel 16
✦ immediately usable but tatty and most empty/undeveloped
✦ sits directly above a massive exhibition hall at the rear, and at the top of the main street to the front (south)
✦ 280m2 north facing garden but gets midday sun; split into two significantly lower terraces, has road access via steps and sits behind tree tops; plenty of space for an orangerie, firepit, etc
✦ main building 120m2 with 3 floors (=360), ground shops fronts, 3 windows across 1st and 2nd; at the rear only the 2nd has windows in original walls
✦ tiny adjacent building 50m2 with 3 floors and attic with windows front and back (=160) albeit nice big windows
✦ would be highly desireable to remove the attic and possibly 2nd floor replacing with a conservatory/orangerie/roof terrace as this would get sun into the evening with a decent view (including down the main street if the attic rather than 2nd floor)
✦ extension/annexe 140m2+ behind and possibly below ground and 1st of both, this has huge windows and a gable thus great common space but north facing across small commercial zone
✦ roof entirely clay, looks like only a few tiles may need relaying but otherwise hard due to heights
the 2 next door buildings ('Decazeville parcel 15') had been advertised privately with posibility of part acquisitions but have not sold, much nicer with 180m2 of roof terraces and better south angle but likely much more expensive
✦ the market here seems to be picking up slightly, despite tons of dilapidated and empty buildings
