area
✧ the area is pretty tame but attracts tourists so could simply be a very relaxed satellite with regular access to interesting towns and villages but no adventurous activities nor nature
✦ village is essentially dead but well served and presentable with a nice public chateau garden
✦ just at the bottom of the road is a greenway and an associative music venue/cafe/bar
✦ 10mins bike to tennis, SUP, kayaking but seasonal and very placid, and horse riding
✦ river swimming possible
✦ next village with station 30mins walk along a greenway, more cafes and shops, one of the largest weekly outdoor markerts, and a hall favouring local sourcing / farm-to-table
✦ nearest town (Villeneuve-sur-Lot) is good but a bit far at 40mins by bus (last 7:20pm), 30mins drive is however good for group outings driving and the bus thus for individual escapes
✦ Agen at 45mins is a larger and decent town, but requires the walk to teh staion/dropoff or more likely bike+park/scoot thus 1h so likely rare (driving no faster)
✦ Cahors and Bergerac are good daytrip drives at 1h, there's also a bus to Cahors and serving several of teh villages along the river taking 1h10 from 20mins walk away or a 5min dropoff
✦ rail line will connect to new TGV station (2030) bringing Paris and Bordeaux at least 30mins closer
✦ no walks except along greenway, there-back, with minor options for variations around a hill
✦ biking starts 10mins along the greenway with several decent circuits but max elevation difference is only 100m
✦ both can be improved by train, and in the case of biking for long circuits; the next train stop to the south give a 3h hike to the town with one leg by bus, 2h with a pickup or there-back of any duration

property
✧ Jan26 drop from 57
✦ two narrow street fronts: 26–28 Republique
✦ 55m2 courtyard catching all day sun
✦ 28 is lower and goes back with only 2 windows at south and an opening into a courtyard area from 1st
✧ 4.5m wide, 9m deep
✦ 26 extends along thiers with 5 windows, 19m long, 4m deep
✦ 1st opens to courtyard at rear but at very back thus hall would be full length (new lintel required)
✦ due to stairs being in middle at front, hall for room access would be problematic and ideally the very nice wooden stairs would be changed thus allowing 4 rooms on 1st
✦ shop is lower and has no interconnection, but steps down from stairs/entrance no issue (currently blocked by toilet)
✦ 2nd would have 4 rooms, one getting 3 corner dormer windows
✦ could accommodate 3 good rooms on 1st (south end reserved for common space)
✦ staircase is behind main door on theirs
✦ both 2 floors plus decent attic with windows/dormers
parcels 180 (135m2), 179 (105m2) = 240m2 footprint
