Area ✧ in the moderate sprawl of suburban Pau which is a very nice little city of only 75k, with nice parks (some just 5mins along lane), even a japanese garden, but a bit far from anywhere
✦ several tiny "coworking" spaces, so a mini hub could be super appealing dynamised with talks, food, workshop events…
✦ high-frequency (hydrogen) bus, stop 7mins walk (peak service every 10mins), for 20mins to the station but actually only 35mins walk and indeed only 25 into much of the centre
nonetheless just not the same as being in a village with things mostly at the door so activities would mainly be excursions nontheless such a location would greatly increase individual freedom
40mins drive to the nearest hills, 1h to mountains/skiing
✦ climate is generally mixed with few grey days but fair proportion of showers, thus remains green
✦ long easy riverside paved greenway 15mins bike for 1h30 returning by train, or by bus if walking/rollerblading
✦ small woods 10mins bike
✦ there's horse riding and gentle sup/kayak nearby (also a river course for rafting in town itself); not much else however plenty of villages, towns and reasonably interesting countryside, and the city itself
✦ coast at Biarritz is 1h15 drive (1h30 train) thus is a plausible daytrip else easy for a couple of days away
last trains from Toulouse 7:30pm, Bordeaux 8:30pm
Property ✧ super affordable opportunity to have good studios in a good town as is a modern building that'd be easily converted and fitout however does not represent good value for activities and attractions versus properties such as those in Tarascon/Beaucaire or even other towns despite only being able to offer rooms, thus this better represents a base that would be used considerably
on a suburban boulevard with a small park and university grounds just at the roundabout
✦ the front of the building is the shortest angle with the longest running along a quieter street facing a short row of nice trees, and a bakery next door
✦ huge basement 300-400m2+ west/south has some very small ventilation openings but which could be enlarged by lowering part of the pavement area, north has a large garage door with ramp, thus much of the basement could actually be well lit with garden access (ramp likely becoming larger steps as an auditorium/firepit (east/courtyard has none is a raised area)
✦ 250m2 flat roof, might support a roof terrace, or part could with interior reenforcement and exterior stairs
✦ two entrances so one could be removed
✦ 400m2 garden at back off street and could be walled with trees, currently parking thus must remove tarmac
✦ 230m2 forecourt, there's street parking but this might be kept for parking as there's not much other use for it as it faces traffic, though strictly aan extension/orangerie could be built here possibly creating a slightly sheltered courtyard
✦ 100m2 side next to pavement, would simply be greened
✦ 100m2 rear courtyard (between barkery)
this is the kind of property CoWool usually makeover so would be similar except much small, done more cheaply, and with better integrated facilities
would only work if the basement is tall enough, as appears the beasm are at about 1m80 and ceiling maybe 2m10
✦ if adequate (1m90) fitout would be exceptionally easy
✦ exterior in good condition and has even been recently painted but very boring/commercial, could have murals to make more interesting
✦ existing windows (large half sliding) appear to be single glazed and in common spaces could be kept, but for rooms due to redivision would need replacing, and eventually in common spaces
✦ woudl require stairs down to basement, floor is beam-block thus not hard else could build an orangeries/glasshouse extension on the existing side entrance which is just the other side of the basement ramp part of which would then also be covered
✦ would need to plant lots of trees/bamboo to make greener
✦ floors do appear to be asbestos vinyl (risky only for removal) but maybe only squares / easy to unglue by simply ripping up, and regardless also easy to stick parquet over
basement: kitchen-dining, events/cinema, laundry, and a dorm (~8 beds)
✦ ground: would be coworking, lounge, and ~4 studios
