Area ✧ unless significantly cheaper hotel family at 200k is better value due to have bus routes start from the door for other towns and being closer to the mountains
road is not unduly busy
✦ tennis and kayaking at door
✦ various nice villages and some great countryside and mountains albeit at the bottom
✦ Lourdes is best avoided due to the exceptionally high pilgrim tourism
✦ Pau is great and big enough to be fairly lively, but 40mins drive
transit is mostly bus, and just one train: 7am, 9:30am, 4:30pm bus to Lourdes, 5pm return; 7:30am, 5:30pm to Pau, 7:45pm TER return
✦ the next station is 15mins drive in either direction thus generally better for Lourdes
✦ only the one train but more may be introduced (should be two in each direction)
✦ more buses to more frequented station, 15mins bike
✦ Lourdes 30mins bike, 15mins drive
✦ 30mins drive to good escarpments and hills for hikes (also possible at Lourdes)
✦ 1h–1h15 drive to ski stations
✦ Bayonne is 1h30 by direct train from the next station
Lourdes is well connected with direct trains from Paris (TGV and sleeper); the Toulouse–Barcelona route (3h) should also reopen with a moderate 2h connection putting it at the same duration as Paris (with a change)
✦ the airport is served year-round to Malta (nomads), Stansted, Dublin, Milan; with seasonal to Palermo (nomads), and Krakow, amongst others, with Lisbon (loadsa nomads!) likely to be added; Toulouse airport is 3h by transit
many trails around on edge of large natural park, both easy along valleys and up into the mountains; marked biking trails with multiple loops varying from easy woods to open hills and mountainous (430km from town, 1100km total)
✦ tennis courts and hamman/sauna/indoor pool quick drive
✦ lake 30mins bike with SUP
✦ several climbing spots close; exceptional giant indoor climbing centre in Tarbes; 30mins to a via ferrata
✦ lovely town of Bagneres-de-Bigorre 40mins drive; into mountains ~1h for the Pic du Midi (skiing) and cirque de Gavarnie
✦ 40mins to cross-country ski and station with skilifts (and another bikepark), 1h to major station (and another bikepark)
a bit nippy in the winter but still some good warm sunny days, actual clear sunny days are low but as there's many only partly overcast days it is still appealing, with more survivable greenery than other drier regions

property detail ↗︎
Property ✧ many fabulous features from panelling, wallpaper, windows and woodwork, to long covered balconies and balustrded stone terraces
✦ does however need some roof work due to leaking slates, but doesn't sound/look significant, nonetheless much of the roof overhangs need their undersides replacing
✦ the bathrooms really need entirely replacing to optimise for more sensible sizes, despite their historic features, the same for bedrooms which might be much harder, but features could be moved, and staircases could have some workbars with stools or other features
450m2 of ground floor garden having views over the railway, valley and river, of which 100m2 is part courtyard surrounded on 3 sides by the building; 3 trees and a 35m2 pond that'd probably be removed, 35m2 middle terrace, 40m2 bottom terrace
✦ 20m2 open gazebo which could be rebuilt as an orangerie extending from the building upto 50m2, else on a lower terrace, either of which could be converted to a room as some additional construction should be allowed down here
✦ a covered walkway with arched stone walls for the steps from the upper garden to the lower terraces
✦ another parcel accessible only from the road or lowest terrace, with a likely right of passage (pink) and the remainder 190m2 split across two vaguely defined terraces with some trees
ground and 1st are potentially 220m2 although the staircase is very large and the library is fullheight
✦ attic is potentially 150m2 with 5 dormers on the north and balconies on the south
✦ a shed would be built for bikes at the first
parcels 28,29,31
