Property ✧ front/north side is a secondary street but carrying one-way traffic of main road (main street is the other way) not a big deal as is north but would require good windows
✦ roof appears to be missing one section of apex leading thus is open to the elements, all leading probably needs redoing, rather than the whole roof; not too bad to access from street and would have terrace access from back; might even be simply worth paying a pro to do the minimum and seal
A
✦ basement: cinema/dive bar/cosy lounge; workspace (when lively, work would go upstairs)
✦ ground: 1 room, bathrooms; front door would open straight into kitchen/dining, 1 room, 2/3 showers+WCs, callroom off stairs
B
✦ basement: kitchen/dining and dive/cosy space (direct access down street steps for shopping)
✦ ground: 1 room, bathrooms; workspace (might be weird unless glass front door)
1st: 3 ensuite (all with balcony door; 1x 140cm, 2x 180cm); library/focus onto terrace/orangerie; could maybe have 1/2 showers so closer to attic
✦ attic: (6) 2 capsules with own dormer either end; 4 pods, 2 on one side at end (opposite capsule, 1 large bottom, 1 smaller above) plus 2 against end wall; leaves 2 windows for common space, plus ample stoage
the 1st floor library/focus would be most appealing spot of house, thus lively at times swapping with the basement; library would get min 3 desks, orangerie min 2, whilst basement min 9, thus moving people from library to basement would be easy, but library could never be lively for long due to probably having rooms opening off it
approx 70m2 per floor, 7.8m wide, 9m deep
✦ 100m2 parcel (425) so ground and basement should be larger ~80m2
✦ basement has the main load bearing wall of the recessed house above across it a litte back from its street wall, but with a nice big arch in front of a large door that would become a window/glass doors, there's a small window and another opening so decent light though back would be dark
✦ 1st floor has small full width balcony and 3 french doors albeit on north (would be replaced with narrow door and fixed pane), these do actually very briefly get setting sun glancing off them but not entering the rooms; south/back has 17m2 of roof to be converted into terrace over an extension of the ground ground floor/cave (1m one end, 2.7m the other), thus the 2 windows would be enlarged as french doors and would have a view, as the most appealing spot in the house
✦ the terrace be a carefully designed orangerie, with multiple large sliding windows to open in summer, and either a sliding roof as well else a shade (slatted wood or fabric) that can be deployed
✦ attic has 3 north dormers (middle larger) and 1 south, plus some small skylights?
there's a 30m2 extension to the side that was a shop (#20), could potentially be acquired, currently 35m2 asbestos-cement roof woudl need removing, thus would rebuild as roof terrace and orangerie; 8m2 of the roof currently overlaps the neighbour's roof, so this would have to remain and simply be recovered to match the existing small square terracotta(?) or slate tile roof; would however need 2 lintels to connect both floors
