✦ I used to live in the town and though Carca is not exactly magnetic depsite the initial attractions of its impressive fort, it is very pleasant and one can easily sit and chill in cafes, eat good food, and stroll about, whilst also having moderate adventures … and reach the coast
✦ the countryside is quite pleasant with decent variety from bits of jagged hills with views, to chestnut forest and valleys and of course lots of vineyards
✦ the beach is 1h so in summer that'd be a daytrip, and Carcassonne does have a resevoir in lovely location with beaches just 25mins drive, with sup/teleski/wakeboard but quite busy in summer, or 25mins to a small lake for sup and sailing (good wind!)
✦ there's also kayak and sup much of the year on the river which is fairly tame but possible for long distance and 30mins drive
✦ lots of easy strolls from the door partly along vineyard lanes or tracks immediately into the deeper forested hills
✦ 'mountain' to the south 1h bike/30mins drive a pretty hefty round trip without pickup
✦ horse riding 30mins
45mins drive to Limoux
✦ 1h for Castelnaudry, Mirepoix, Narbonne, Beziers but at this distance town outings would be rare
✦ proper mountains are too far unless as daytrip with stops on the way

Property ✧ down from 70k (and higher) but now has an offer, likely too low to be accepted
✦ not at all usable but wouldn't be too much work to add basics, as one section is solid however to optimise would really require the annexe to be finished first
compare with #231 which is much closer to town and thus allows easier indepenent exploring and trips further afield by train, but has minor flood risk; this one has good hikes from door being directly at base of mountain better placed in nature
