Area ✧ town is very decrepit with lots of parking and no public spaces but lots of nice old buildings and potential for rehabilitation however with only 10k people this is not likely to be significant though with the reopened station now making commuting to Avignon possible things are liklely to improve; first step is underway with a square/garden next to an ancient hospital being converted into new housing
climate is questionable in winter due to mistral wind but very few overcast days
no walks but there's local busses to hills
✦ swimming spot 1h bike / 30mins drive to many all along the two gorges and rivers (Ardeche and Ceze)
✦ once the northward train line reopens hikes are possible from other stations, and more biking 10mins south to next station
✦ pretty decent biking up and along the river
10mins walk to station: 30mins train to Avignon, and 1h15 to Nimes for daytrips; currently dodgy timings with last 6pm but more planned
✦ Paris 3h30 (inc 1 change, potentially between stations; Marseille/nimes airport 2h)

Property ✧ now 95k direct(!) was 88k with agent
✦ bought jul '23 for 50k but roof has been revised thus presumably the price increase
probably part usable but unknown, not likely to be hard to bring parts up to basic usability; naturally all windows would need replacing but existing fine except for winter
