Area ✧ the moderately lively town of Pamiers (only 16k pop.) encircled by a water channel, and being the largest in an otherwise quiet department, sitting next to the bottom of the Pyrenees and France's 3rd city down in the middle of the plains
✦ just completed a notable improvement to its main square, now pedestrianised and located just 100m away(!), uncovering canals and adding public spaces, plus there's additional upcoming plans, notably the square next to the cathedral
multiple restaurants including african, indian, portuguese, vietnamese, …
✦ small supermarket at door, 3 big ones 30mins walk/bus
✦ 5min to small canal gardens, and new public spaces along it; there's also 2 other small green spaces
✦ can easily do pleasant strolls around town with a full circle of the canals taking 35mins
✦ only 1 riverside walk starting 15mins on lanes with part loop variants climbing 150m
✦ couple of basic rides from door mainly farm tracks, and a greenway to Mirepoix (1h30) but decent biking doesn't start for 40mins; in any case there's lots of great hikes and biking, plus a better greenway, from all the next stations
✦ trains to Foix 15mins, Tarascon 30mins (hikes reaching 2000m), Ax 1h with gondola and bikepark (2300m)
✦ Mirepoix 30mins bus, and onwards to Montsegur cathar castle

winters (dec–feb) are not appealing, most of the year is quite green with regular rain but few fully clean sunny days even in summer (probably a good thing) and few overcast
unusually the town has a massive functioning ironworks in its centre since the 1800s, manufacturing cast and rolled parts for military and aerospace; I've seen reports of noise, but it does not use a hammer so seems unlikely to be notable, and in any case isn't a problem indoors, nor likely even especially outdoors except in the parks but I suspect most outdoor time would be up in the hills

Property ✧ whilst a bit pricey for the lower end of things, is nonetheless good value for the impressive size in a decent town and location, and part usable
✦ was bought for €87k in 2023 so has clearly run into financial issues given the market is making raising finance for projects hard; they're unlikely to accept a further loss so this will be the bottom line for a while
the cited usable surface of 560m2 is mainly due to the ground floor having a mezzanine level so what could be acheived would be slightly less
✦ unusually laid out having only one frontage onto a nondescript lane just around teh corner/100m from the main square
✦ currently only 130m2 habitable prob just 1st floor, condition not stated, probably very tired but functioning, whilst seemingly solid and in decent condition, needs a full refit within
✦ windows temporarily acceptable but would need replacing and some enlarging, garage door would need immediately replacing as has no front entrance at all
✦ facade would need stripping eventually
could be family-friendly at times; could potentially function as a minihub with public coworking but not much point

✦ 2nd would be sunny library (south); 3-5 ensuite mezzanine rooms (around centre), plus pods
works needn't be unreasonably and would be easily spread out over time; most of the ground floor would be easy to refit just needing creativity to fill the space; ensuite bedrooms would need new partitions with full works, whilst pods/small rooms and other common spaces are simple; roof terrace wouldn't be significant and access would be fairly easy given the raised courtyard; even opening this open needn't be difficult as sealing would be done from above under glass as a green house/orangerie

✦ prob 60m2 of attics possible but no windows nor access
✦ wing would have space for good mezzanines
✦ shoudl remove part of roof for excllent private terrace over courtyard, probably 18m2 of the north section, retaining a small strip of tiles above a BBQ / outdoor kitchen
✦ buildings in front at south are lower so 1st and 2nd get sun
tax likely currently around €1000 but would reach €2–3k
