Area ✧ isolated but lots of great hikes and biking around the escarpments running both sides of the valley; can reach 1300m from the door, and more possible (notably around St Paul) by bus
✦ a few decent villages, next has supermarket, bakery, weekly market 10mins drive/bus (with 40min turnaround)/30mins bike
✦ the tiny town of Quillan is 30mins drive/35mins bus (1h turnaround) with some restaurants and cafes (including a Tibetan) but otherwise quiet and not notable except for the summer
✦ Perpignan is 1h drive or 1h10 bus (last 6pm) so would be an occasional outing and the beach is the same
✦ bus service is good and just €1
✦ most outings would be driving
✦ the train line will reopen to Quillan at some point thus making Carcassonne a possible long daytrip with the car dropoff
✦ small town of Prades is also 1h for variation and possible long days out around Canigou/secret hotsprings etc

✦ Perpignan airport does serve a few destinations, and Girona is also popular but BCN by far the best but only if landing before around 2:30pm or staying overnight
✦ the best for later connections is the Paris nightrain, either via Toulouse from €60 or direct at weekends but expensive
does get a bit of snow snow in winter but sun is pretty decent with a fairly even split of sunny/mixed/overcast
✦ in the summer there's a fair amount of cloud which is desireable but rarely overcast

Property ✧ compare with #390 in the middle of the Pyrenees, more towns but similarly isolated and harder to reach, slightly less impressive surroundings yet good peaks closer
35m2 roof terrace(!) plus shared 465m2 garden
probably has an unusual and convoluted arrangement with the adjoining neighbour, thus unlikely to sell, even given low demand around here; at least one of the buildings overlaps onto another parcel, thus the shared courtyard, they are however also sharing the large garden; likely getting old and either a relative of the original builder or built it themselves, thus probably would be a perfectly amiable arrangement
has east south and west exposure, full view to east none to south and partial to north and west
✦ potentially tricky to optimise layout due to 3 buildings but not imposible
✦ might easily accept 75k; 70k would be a good deal; previously advertised as private sale at 150k!
✦ usable but far from optimal, currently 5 bedrooms (1 wouldn't be usable as has roof terrace access)
