area
✧ not remarkable nor notable in any way but pleasant environment with lots of little towns and quite pretty countryside to explore, easy rolling from door, plus mountains not so far, thus offering both activities and a good selection of small towns and villages
✦ better with a minibus, as a base to radiate out from on trips would be quite good however is not the best (e.g Cevennes/Luchon having actual notable things around, plus station)
a decent small bit of grassy area with picnic tables and good view above the village 5mins walk but nothing else notable indeed the immediate countryside is fairly tame; main square renovated but lost its bar
✦ good guignette with occasional DJ on greenway 15mins walk
✦ tennis, cornershop, bakery close; 2 supermarkets 20mins walk on backlanes
✦ village essentially no life but has a small commercial area with resto on main road
✦ bus stop 10mins walk, service every 1h30, pamiers last 8:30pm (good), plus weekend service
✦ closest but unremarkable little town is Lavelanet at just 10mins bus (25mins bike) for better shopping and good weekly market and slightly better setoff for hikes
✦ nice big market square village of Mirepoix bustling with tourists at retos during summer, only 15mins drive/20 bus/, last 9pm on Sundays and holidays so good for weekend evenings out(!)
✦ Pamiers 35mins drive (50mins bus), Foix 40mins, Limoux and Castelnaudry 45mins, Carcassonne 1h
✦ Montsegur castle 40mins bus (summer)
✦ Quillan/rafting 40mins drive
✦ nordic ski 40mins, gondola/bikepark 1h
at the base of the pyrenees, mountains (2000m) and several cathar castles in under 30mins; lake 20mins bike, sailing/kayak 15mins drive, horse riding, paragliding; likely river spots; SUP would be possible with own boards; village has 3 tennis courts
✦ lots of good hiking, two notable paths from door, 30mins on tracks to crest ascending 250m, or to lake in 1h45 both with variants; else require 20–30mins on lanes; option of bus one way
✦ also good for biking with marked trails from door, moderate climbs to around 1000m possible with a 3h trip, but mountains really need a dropoff or at least half a day
✦ 10 mins bike to some rocks for climbing with several other nearby spots
✦ a railway greenway of 38km passes connecting the two main towns and nearby villages for easy bike access
✦ fair winters, low mean at 10° but hot days of 18° with 8 days sun

property
✧ due to being fully usable is excellent value, however it's capacity is sub-optimal until new layout and plumbing works, common spaces would be a focus coworking, kitchen and lounge, plus an extension for dining/summer lounge, nontheless having 2 loungey areas is not bad as one may also be suitable for casual work thus common spaces would be typical of colivings but not differentiated
