area
✦ notable plus points:
✧ varied countryside within 15-30mins (drive/bus) plus beach 45mins drive
✧ city of Montpellier 1h drive plus several good towns, one by train
as a small town (6k pop.) it is well served with everything needed including station and shops but is itself quite unimpressive, with marginal riverfront, few green spaces, and unbecoming public space, however a bit has been renovated
✦ is only notable for its unique disused 37-arch tall railway viaduct, currently abandoned
✦ the location's main attraction is its diversity, on a river valley winding through hills, adjacent to a chill plateau reaching 1000m2 with forests, rocky outcrops, gorse and wild swimming in little gorges, and on its opposite side a baking lake basin of red earth
✦ only a few local villages are interesting (~30mins) thus outings are mainly for nature or at slightly greater distance to quite a good selection of towns, and unlike other larger properties the coast is easily reachable for daytips in just 45mins to Valras/Vias (also kitesurfing)
✦ has a couple of good restos, a fancy grocery, sushi, 2 organic shops, weekly organic market, corner shops, good weekly market, and 3 supermarkets (15–25mins walk)
✦ for towns Beziers (pretty, various events; 35mins drive/train but plus the walk to station), Pezenas (small pretty, lively market; 30mins drive), Clermont (not notable; 25mins drive/bus), Agde/Sete/Narbonne/Montpellier (all novel; 1h drive, some also by train) thus good diversity for regular outings if a bit far without detours for distractions
✦ two spa centres both by bus
✦ for nature there's a good selection if not quite as much as the Cevennes/Ardech nor as impressive as the Pyrenees

tennis and choice of gyms 10mins walk
✦ via ferrata 10mins drive, and lots of climbing spots
✦ kayaking, fantastic hikes and river swimming by bus
✦ the reputed Faugères vinyards are just 10mins drive / 40mins bike (or bus)
for walks, there's a few circuits, starting 20mins along lane (rock climbing not much further), or 20mins across town for several long loops along the river, but better really requires a trip biking has 230km of marked circuits from door and can be extended by train, better 40mins along greenway starting 10mins, for 1h to the peak of the massif then descending, to the gorges/kayaking, or all day easy on along the greenway; bikes can be rented in town and at the base of the massif for access by bus (10mins) saving biking for the impressive bits
✦ 15mins drive good hikes, 30mins small gorges/lake (sup/sailing)/forests/plateau, 50mins big gorges
✦ 20mins bus +20mins walk to good hikes above lake, 25mins bus to gorges/kayak

until a minibus is bought, they can be rented €70/day 25mins away (bus/drive) thus a bit of a hassle to setup (i.e. wasting over 2h) but decent for multi-day; else cars in town €50/day
train outings to beziers poorly timed 9:10–16:40 (7h); 15:20–18:20 (3h)
✦ for variety Millau is 1h15 8:45–13:30 / 11:30–17:30 / 9pm return sundays
access is only good dpearting mornings (or requring overnighting) with some exceptions, to Carca airport and from Barcelona fridays
✦ whilst Beziers is well served there's very few connecting trains with the last 6:20pm
✦ Paris last departures at 11:45 involving 2 changes totalling 2h waiting!
✦ fridays and some sundays there's a 7pm train (allowing a 4:30pm Barcelona departure)
✦ fridays (term time) there's also an 8:45pm bus (taking 1h but 3pm Paris departure)
✦ via Montpellier is an extra hassle changing between tram (25m) then bus (1h20), the last bus is 6:30pm so latest Paris depature is the same albeit arriving earlier; the bus is at the door whereas the station is a bit of a walk
✦ Barcelona is 3h in (generally 9am) and 4h out; when more trains are introduced to Barcelona this should improve
✦ last airport landings: Carcassonne 4pm (2h), Marseille 1pm (~3h), Toulouse 3pm (3h), Montpellier 4pm (~3h), Nimes 3pm (2h30), Perpignan 3pm (2h30)
as compared Luchon, this is cheaper (€70) and slightly faster to get too but have to leave 2h earlier as Luchon has a much later train

property detail ↗︎
property ✧ new facades and windows 2009, new roof 2017 (one bit of gutter fallen at rear)
✦ had fire 2013 on 4th/top floor
✦ apparently sections of floor boards and earth infill have collapsed (due to firefighting water), but beams/joists and likely some surface plus stairs remain thus simple to repair
✦ 1 top front window has a slightly damaged brick lintel
✦ new floors expected but not major cost (chipboard plus wood fibre and seagrass)
✦ some windows damaged for fire access to be replaced ASAP: 4 at rear (2 floors) and 2 at front (1 floor), all others look fine
✦ works seemed ongoing even after the fire, but potentially the roof collapsed leading to its replacement and the boarding up without removing the rubble
south-east facing front; north-west rear
✦ limited morning sun due to steep low hill behind next row of houses at east, probably only 1h after midday then only evening sunset
✦ ground gets a tiny bit of sun, 1st a bit more in summer
plausibly the extension roof could be converted into a tiny (15m2 / 2.5 x 6m) but excellent terrace with impressive views as the highest roof around(!) having view to the railway viaduct and south down the valley; it's lower level means it could be accessed from the top floor with a few steps, and this could possibly be acheived without the need for scaffolding simply by removing tiles and beams from inside (just 2.6m wide)
public garden just at end of street but meh, also some riverbank but not much nicer
fitout with:
✧ 8 generous ensuite rooms (15m2); most front
  ✧ 1 micro-studio (25m2); 3rd rear
  ✧ 6 capsules with 3 bathrooms; 1st rear
✧ kitchen (large with bar); ground front street entrance
  ✧ dining-lounge (3 sofas); ground rear;
  ✧ focus workspace (6 desks); 2nd rear
✧ lounge–workspace (3 desks, 1 chaise, coffee corner); top rear
  ✧ library-workspace (3 desks, 1 chaise); top front
3 workspaces, 2 lounges
✦ assumes stairs are in extension
the rooms would be divided between low-spec standard as small and large versions (1st, 2nd) and high-spec plus (3rd,4th) all medium size; likely 1 would be made larger and one smaller for a bit of variation
capsules would be full height, ~1m2 wide leaving 40cm moving space, but would have a full width ~80cm open area for dressing at the narrow 60cm swing door door; bed would be raised ~80cm giving space underneath, shelving above; could also have a second door or top-half door thus opening to full width for ease of cleaning (or reading in a semi-private space)
✦ (2 capsules in front of window could be swapped for pods creating more space/variety)
2 SE windows front + 2 NW at rear on every floor
✦ extension has 2 NW windows and 2 SW likely for the stairwell as are mid-floor
main building min 70m2 + rear extension 15m2 *5 but at different level!
✦ 106m2 parcel 335, thus min 450m2
✦ rear 2.7m, extension 2.6m (6m deep!), front 6.7m
✦ seems to have cave as well
tax around €4500/year (±€1000); probably currently either waived or reduced to nominal due to fire, else 2/3-year rebate after works
there's an iron retaining strap around the extension 4th floor, however because it's at a lower level this crosses the middle of the window (opens inwards)
