☃️2–8–16°☀️3☁️8 • 🍂11–24°☀️4☁️5
environment
tame agricultural amongst little river valleys, limited walks from door
servicesall
accessstation 10mins walk: Paris 3h15 (1 change, last 6pm)
area
✧ pleasantly rural France, yet a good large village with station and facilities; popular area with brits it seems, not much to do in the village except market and chillout by the river, but there's a modern theatre and cinema when events are organised, but multiple easy outings mainly to towns albeit Limoges is a bit far to simply pop out so would be a longer outing
because of easy access but limited outings it would be likely very common to have 1-week stays by city folks with only a few nomads longer, however this would keep things interesting
1 corner shop, 4 big supermarkets (15–20mins walk); several restos inc good, bar/cafe, 2 novel cafes: an english bar/resto/cafe (fish&chips, beef, pies, indian, etc), and a cat cafe(!); riverside cafe is for sale so may reopen
✦ nice big grassy public gardens next to river plus terraced on hillside/under railway viaduct, and others
✦ 4 tennis courts covered and open
✦ a couple of paths from door but good trails ascending 150m in little forested hills 30mins bike/10mins drive; bus also connects; and others around
small riverside town of Montmorillon 30mins train, the good little city of Limoges is 45mins (last 7:30pm); Poitiers at 1h10 (last 8:30pm) would be rare variation
✦ 10mins train to Le Dorat for greenway, 15mins train to some variety around Nantiat, 25mins to kayaing and more trails along little gorge
✦ lake with sailing/sup/lots of trails 30mins drive, hills 40mins
✦ mainly limoges but also around, several medieval fetes, music festivals (inc electro in dec), street performance, folklore (near), circus, blues (near)
proximity to Paris is very good at 3h15, via TGV to Poitiers then the local train; Bordeaux also similar at 3h (last 6:30pm)
✦ Limoges airport has quite good summer flights inc Barcelona, Malaga, Palma, Rome, plus all year to London, Manchester, Marrakesh
slightly dreary climate with a lot of partial sunny days and mild temperatures; cloudy days even in summer; Dec-Feb would porobably be closed as daytime temp only 14

property
✧ sold almost imemdiately at its reduced price
✦ includes a separate barn, which would make a great mini-hub, however the cost and separation from the main building mean that it would not really be worth doing for some time, though the kitchen space would then become larger to accommodate drop-ins too
no photos available; likely in quite poor state barely usable but is solid
✦ only old windows, adequate in season but need replacing
✦ for sale since around 2015 and empty since 2018
✦ rear is wildly overgwon with ivy or something
unusually large for a village house, south facing on a slope so essentially buildings split on 3 different levels, likely difficult to maximise space for common uses, however there's a 30m2 extension at rear with only windows onto the courtyard, though a tall window up to 1m wide could be added on the north corner, this would be the main kitchen/dining/casual coworking
✦ library and focus spaces at the front, lounge likely top floor of the west section
✦ 40m2 west *3, 85m2 centre *3 +attic with windows
2 tiny probably connected 10m2 courtyards but only getting some midday sun, would be adequate as orangerie simply needing glass roof
✦ lack of outdoor space is not a huge issue as the village greenspaces are very diverse; a roof terrace could be added, but with nominal views; any roof section could be removed but all are narrow under 3m: rear east section for 30m2+ looking north/south-east along the river valley, rear middle 18m2, front-east 20m2, front-middle 20m2, front-west would involve building up the front wall but would avoid loosing an attic elsewhere, however access might be difficult so which would depend on which has stair access
✦ the rear extension roof could become a terrace and much easier (30m2)
also includes a 65m2 barn/garage around the corner (parcel 95) amongst several other abandoned barns; 2 floors (over 120m2 potential); prob no windows except those at the front; not useful except as garage because dispersing people is undesireable
