Notes ✧ not a great village, albeit pleasant, due to being a declining thermal station, but offers facilities and fantastic countryside from the door / by bus
✦ other villages are not interesting either, with only Pezenas at 40mins being worth a trip, but others offer a few distractions such as restos/cafes/markets
✦ the little local town of Bedariuex is 10mins bus, several smaller villages such as Olargues at 25mins bus are plasusible outings or points for hikes
✦ for towns, Beziers (decent, pretty, can be combined with beach), Pezenas (pretty, lively market), Clermont (meh) and the remote village of St-Pons are all 35mins drive thus providing some regular outings most likely for markets, including some by bus at 1h for when people need to escape independently

Property ✧ worth noting that for probably the same price, there's #147 a functional retirement home 20mins up the valley having 1500m2 and a larger garden just above the river
✦ located in a quiet corner at the very top of the village (15min walk from the centre) opposite a little fountain and some significant buildings (one abandoned)
✦ building is 160m2 inside with 2 floors, the ground was a bar resturant and has a glass front being mostly open inside with a 90m2 roadside terrace
✦ almost 600m2 total outdoor space
✦ at the side is 280m2 of parking, 100m2 of which would be kept, especially if as a minihub, as street parking is possibly a bit limited
✦ building could be extended to the side/south with a roof terrace at rear garden level for up to 90m2 additional, or 180m2 as 3–4 mezzanine cohousing units
