✦ small collection of buildings set in a little canyon around the large thermal-spa hotel (with a bistrot)
✦ on a nice river , directly below and in front of the hotel there's a nice public garden, and swimming spots a short walk
✦ in season there's a couple of resturants a short walk, otherwise have to go into town
great short walk from door, but then slightly boring tracks climbing; good for biking with many variants but always a fair bit of climbing
✦ good bike to a pretty village with resto/cafes
✦ the fort-village of Villefranche 15mins drive with many restos, and bus also possible, from here the narrow guage railway climbs to the top of the mountains, a day trip in itself

whilst Perpignan station is super convenient, it's a further 15mins walk into the centre, still reasonable; changes for beach trains are however absurd
✦ easy access via Perpignan for flights from to Barcelona and other regional airports (Perpignan, Montpellier, Carcassonne, Beziers) and also TGVs from Paris, London and northern Europe

Property ✧ example of a ready to use hotel in a fairly standout location that'd require not much work, however in general it's better to put effort in and acheive a more fucntional coliving layout, thus not such great value beyond adding properties at scale if there's a strong waiting list as the cost is only marginally higher, e.g. €30k/unit

✦ not strictly large enough for dedicated units though could be if microstudios
✦ 375m2 of garden but on a steep slope between the back of the building and a higher little road up into the village, but part courtyard and could easily be develop into orangerie and very nice outdoor spaces
✦ south-west facing and all rooms have juliet balconcies with view over therme's arboretum, ground floor big windows
