Notes/Area ✧ wonderful in summer, dubious in winter, though with large open spaces and log fires would be quite nice
✦ the village is full of semi-abandoned historic buildings though some are being renovated; typically pretty but decidedly unlively with even a good hotel having closed
✦ the town of Albi is great if a bit of a schlep at 45mins / 1h bus but fine once a week, there's also Saint-Affrique at a much more reasonable 20mins drive / 30mins bus, and for a bit more variety Lacaune at 35mins drive (bus also)
✦ (the bus actually takes bikes between the towns and this village)
tennis court 2 secs, horse riding short walk, 25mins drive to kayaking/sup (twilight by arrangement)
✦ the surrounding countryside is pleasant but lacks anything notable
✦ the neigbouring hill reaches 800m (400m climb) and there's two 2h circuit hikes from the door, more than a few variations, plus in 20mins is the Tarn river, some red hills, 30mins to pretty village on Tarn
✦ public riverfront a stone's throw from door, thus lack of garden not so important, and in the summer has a good snack bar
Notes/Property ✧ is a pick because it represents low overhead to acquire with potential for fairly easy slow renovations
mostly good condition, even the windows and roof
✦ solid historic (art-deco?) building, built around 1915, operating until 1945, then empty(!) until acquired 2008 with some minor renovation works (electrics, plumbing) retaining its original period charcater, otherwise almost entirely unmodernised
✦ 26 bedrooms (so once ensuite, about 15)
✦ min 140m2 usable per floor, 4 floors, top being full-height attic with vertical gables on east and windows on west, plus basement (with west windows; 130m2) and impressive brick vaulted cellar (60m2?)
✦ front/east gets morning-midday sun; back/west during afternoon (not evening)
✦ ground floor has big windows onto street and a fully open 100m2 room, but no morning sun, and not long until around midday
✦ 1st and 2nd have 6 windows with juliet balconies
✦ could potentially remove part of roof for amazing terrace min 20m2, or more simply replace with a moveable glass roof/orangerie, in which case the attics would be entirely common spaces being sunny most of the day
✦ several small abandoned plots and a tiny house directly behind that would make great gardens
