Environment ✧ gentle wooded hills on edge of rocky little river valleys; hikes on doorstep; beach 1h

Area ✧ much more representative of a typical holiday home in a desireable area of the south of France
✦ dead village off season, but only slightly better in-season, and possibly too dry/hot in peak season with the rivers drying up, however there are places to swim, notably the Cascade de la Vis 20mins drive
✦ not much in the village itself, cornershop, organic shop, local products, supermarket, couple of resturants, bakeries, sushi to go, and 2 basic cafes but no life in square except for market day; covered bamdinton court
✦ might work as a minihub for dropins, as is close to more than a few villages and small towns, but would essentially be a large satellite given the nice variety around it
✦ greenway gives 1h45 of biking to 3 other villages (first 1h), and another good one (45mins) in the other direction; all paved and good for rollerblading too
✦ there's decent hiking and biking from the door, but better to have a dropoff of the bus for hiking and even the famous Pic St Loup is only 30mins drive
✦ biking climbing to 900m is just over 2h (from 180m), 3h for 40km/1100m with descent all the way back, or a 1h dropoff gives a 60km descent from 1500m with hiking for anyone else
✦ good kayaking and horse riding, climbing, via ferrata and paragliding
✦ small local town of Anduze 20mins drive/bus, the big town of Ales is 40mins drive, the lovely small city of Nimes 50mins and Montpellier is also 50mins, and the beaches 1h, thus not bad at all for day trips
✦ for other interesting daytrips Uzes, the Pont du Gard, the peak of Mt Aigoual (nordic skiing in winter), Cirque de Navacelles, even Arles are all also 1h thus no shortage of significant adventure daytrips
Property ✧ a splendid property but given the village, I'll argue that a cheaper property with more spent on it in a better location is really a better option unless we really want to show off/feel good about having a double staircase in the garden
✦ only down from <365k but some scope as too tatty for upper market even though apparently solid
✦ cleanup commenced but requires finishing, fitout and bathrooms, which is actually the best state to commence from for an optimised layout, is a rather expensive starting price
