Environment ✧ river valley below Pyrenees, hillside vinyards, scrub woods and rocky outcrops

Area ✧ the village as the name suggests is know for its thermal spa (apil-nov) which includes an outdoor pool; the property itself apparently has the hottest source at 45°, however it's unclear if its use rights have been given to one of the actual spas, but as they close in winter it may be usable then for heating
only a single cornershop, and a square with a bar/cafe and Thai resto (probably seasonal)
✦ there's no transit so a volunteer would be doing a fair bit of driving and vehicles would be very important with bikes, a runaround licence-free electric, plus minibus
✦ 30mins bike to the next village where there is a bus (in future train); 25mins drive to the nice town of Limoux well known for is sparkling wine, and has a nice square
quite presentable but tiny riverfront village in a locality with (prettier) typically French villages and castles all about, and offering varied attractions heading into the hills, plus down the lower valley and towards the plains
✦ there's a small park
✦ a nearby village hosts a well known weekly creative/hippie market with many foreign alternative folks living around
✦ hikes and trails on doorstep though unremarkable; more adventurous closeby including 15mins drive to a 1200m rocky outcrop famed for its laylines (or something); nearby wild swimming and warm springs; cathar castles, great countryside, mystical woods, forests and gorges in around 30mins
✦ many activity centres offering kayak, rafting, canyoning, climbing etc
✦ the location is not ideal being burried up a valley, thus outings for the more interesting locations would generally be at least 30mins drive
✦ there's several good villages, and whilst Carcassonne is 50mins drive for occasional outings, but will be much easier with a 10min dropoff to the train; there's also Mirepoix at a similar distance
in the summar waterflow is greatly reduced and may in future dry up, so in combination with thermal water it's quite possible the river could become unpleasant

Property ✧ even though this is ready to use, it'd still need works to optimise, as such the costs would make a property such as #351 much betterand which has more variety in its surroundings, plus transit, and isn't far from the coast
✦ 150m2 terraces, the biggest getting all day sun, plus apparently some garden
✦ east-west exposure and the valley is not deep so many windows get lots of afternoon sun, and maybe a bit of morning, but not evening
✦ huge basement (part opening above river) and big resturant that could be used for common spaces and even workshops
✦ 10 bedrooms (2 big enough to be microstudios) all immediately usable and 7 having nice big sliding doors over the river
✦ whilst an average cost of €50k per room is not terrible, capacity would really need to be increased but could be tricky
✦ parcel 789 is 881m2 built up along 75m of the riverbank
