Area ✧ pretty good value for being immediately reasonably usable despite needing significant work to optimise, whilst having good surroundings and transit to town
nicely rural yet not dead (mix of expats and locals with corresponding restos and cafes), large (can accommodate enough people and programs to be reasonably dynamic), good landscape with more notable features within driving distance
✦ as the village is fairly lively (hosts an annual music festival with singers performing from balconies), as an an expat hub (the mayor even used to send out the newsletter in English), and so the property might function as a minihub for drop-ins
amazingly no bakery as only recently closed so no good fresh croissants though the supermarket has bread, the weekly market also; one will probably open at some point however rural areas are suffering)
✦ also only the one hotel-resto no others(!), there are however some 10mins drive
✦ right next door is a brewery, and 10mins drive/30 bike is its taproom-cafe
✦ lots of villages and small towns: Mirepoix 20mins, Limoux/Lavelanet 25mins, Esperaza (hippie market)/Quillan 30mins, Alet (thermal fountain/pool) 35mins, Pamiers and Foix 45mins
✦ 35mins drive to Montsegur castle
✦ 50mins to Carcassonne for occasional daytrips, similarly Castelnaudry, Revel
the bus is ~35mins to Limoux with a few inbound during the afternoon but last 5:30pm, and out for shopping is not entirely useful as shortest trip after lunch gives 2h45 until the next but is fine in the summer with 2h, and a pickup/dropoff could always be done in one direction but regular minibus trips would be likely anyway
✦ a runabout (e.g. 2CV/Ami) would probably be wanted in addition to a minibus
the location is otherwise very quiet and rural with pretty villages and a few cafés/restos; essentially very limited access to cosmopolitan life thus would be within, however with its capacity once completed this property would support a fair bit of dynamism (including a residency program)
✦ the roads and pavements have been redone around half the village in the last couple of years so it's looking reasonably smart and tidy
at the base of the pyrenees, not far from several cathar castles; lots of good hiking, lake 15mins bike, sailing/kayak/sup 15mins drive, horse riding, paragliding launch site
✦ lakes are good for swimming and likely river spots, SUP would be possible with own boards
✦ is worth noting that the lake (and area) has suffered due to droughts, however there is a plan to reirect part of another stream to supplement its supply and this seems likely given the tourism it brings
10mins walk to tennis
✦ green labyrinth great for strolls 15mins drive
✦ only a couple of hikes from the door, more challenging from 30mins drive
✦ lots of paths for moderately challenging biking, with a good number of official waymarked routes one having 1000m+ ascent which is fairly easily acheived all around; but 1h on trails to more interesting terrain, or 30mins drive for dropoff at the base of mountains; or 3 long 3h+ ride will get one up to 1600m with a entirely downhill return (partly road)
✦ 45mins to rafting, canyoning, via ferrata and higher mountain hikes
an old railway greenway of 80km passes connecting with the two towns (1h bike) plus the Montsegur castle ruins, and nearby villages for easy exploring by bike, two having a brewery (15mins)
✦ nearest (nordic) skiing 45mins drive, better with gondola 1h
access is passable and arguably a bit of fun, with several possible routes
✧ from Carcassonne: (mainline station or well served airport) 25mins train then 35mins bus
✧ from Toulouse: (airport 45mins transit) 1h train, 1h bus (last 8:20pm), then 20min pickup
✧ from Barcelona via Carcasonne: 4h15 train (changing), then 30mins pickup
✧ from Barcelona across Pyrenees: 3h train, 1h30 train, 30mins bus, then 30mins pickup
✦ pickups from stations/airport would be rare given the driving time but might be coordinated with outings

Property ✧ advertised by agent at 295k but 222k by another agent and direct at 197k, may be significant reduction to sell quickly which at this price it should
3 floors of 200m2 plus an attic with low windows but almost fully usable and easily having skylights added, plus a full cellar with some windows on the west side only and possibly garden access, potentially low
✦ large stairwell uses quite a bit of the floorspace
✦ many rooms are large meaning dividing them especially for ensuites would be awkward however thre's 6 windows across the garden side with a 13m width (ex central walls) giving 2m per window which is very good for deep narrow units, and still retaining a few larger impressive rooms on the street side which has 5 windows
✦ 1350m2 garden with trees could easily add an orangerie backing onto half the building for more common space
