Area ✧ various nice villages and some great countryside and mountains albeit at the bottom
✦ Lourdes is best avoided due to the exceptionally high pilgrim tourism (3m annually albeit going down)
✦ Pau is great and big enough to be fairly lively, but 40mins drive
30mins drive to good escarpments and hills for hikes (also possible at Lourdes)
✦ 1h–1h15 drive to ski stations
✦ Bayonne is 1h30 by direct train from the next station
many trails around on edge of large natural park, both easy along valleys and up into the mountains; marked biking trails with multiple loops varying from easy woods to open hills and mountainous (430km from town, 1100km total)
✦ tennis courts and hamman/sauna/indoor pool quick drive
✦ lake 30mins bike with SUP
✦ several climbing spots close; exceptional giant indoor climbing centre in Tarbes; 30mins to a via ferrata
✦ lovely town of Bagneres-de-Bigorre 40mins drive; into mountains ~1h for the Pic du Midi (skiing) and cirque de Gavarnie
✦ 40mins to cross-country ski and station with skilifts (and another bikepark), 1h to major station (and another bikepark)
essentiall twice daily bus (1h10 Pau, 15mins Lourdes), or essentially once-daily train (25mins Pau, 5mins Lourdes), more may be introduced (should be two in each direction)
✧ for Lourdes: 6am train, 7am bus, 9:30am bus; 5pm return
✧ for Pau: 6:30am train, 7:30am bus, 5:30pm bus; 8:30pm train return (no bus return!)
✦ thus all outings would require one leg to be driven unless all-day, and for shops this means the onyl workable is 5:30pm bus out with train return 8:30pm (6–8pm) so probably all trips would be driven however biking to bigger shops is doable: Lourdes 30mins
✦ stations are 15mins drive in either direction
✦ more buses at more frequented station, 15mins bike/scoot
Lourdes is well connected with direct trains from Paris (TGV and sleeper); the Toulouse–Barcelona route (3h) should also reopen with a moderate 2h connection putting it at the same duration as Paris (with a change)
✦ the airport is served year-round to Malta (nomads), Stansted, Dublin, Milan; with seasonal to Palermo (nomads), and Krakow, amongst others, with Lisbon (loadsa nomads!) likely to be added; Toulouse airport is 3h by transit
a bit nippy in the winter but still some good warm sunny days, actual clear sunny days are low but as there's many only partly overcast days it is still appealing, with more survivable greenery than other drier regions

Property ✧ tarascon is much better value despite not having garden as the village is better and has usable station; unless it requires too much work in which case this is passable as is solid and partly quickly usable
✦ road is not unduly busy with only local traffic (not through between towns) and is also restricted to a single lane in the village itself, thus ground floor should be fine as common spaces, and balconies usable
✦ minimart, 2 bakeries and patisserie, pizza; nice square
✦ tennis and kayaking at door
2 adjacent buildings
✦ nice views from front
✦ main west 65m2 *2 plus attic suitable for mezzanines
✧ ground 3 french doors onto balconies
✧ 1st 4 french doors onto balconies
✧ modern concrete facade; ground would be best given new glass frontage to reclaime the balcony as internal space
✦ second east 65m2 *2
✧ both floors 3 windows, 1 dormer in attic but only suitable for mezzanines
✦ both can be interconnected as share an entrance albeit with separate doors
✦ would accommodate 8 rooms as a mix of compact and slightly more generous
roofs both okay (modern slate)
✦ bit small but 365m2 south facing garden behind that would need terracing, and could have access onto the lane above to avoid walking on the road
✦ ground floor goes into hillside, behind could have a 50m2 orangery which would function well as dining
interesting abandoned 250m2 historic property with 450m2 garden next door for 49k but needs very significant work including roof (see ads), but could be significantly reduced in size to limit works, its first terrace could connect to the 1st floor of this one's main building
