area

Has at the door: a station, shops, villages, nice countryside, plus a multitude of varied attractions closeby. Passable winter climate. Disadvantage is that the village is uninteresting, at the end of the rail line with a change to reach the mainline (Nîmes) not reopening until 2031 (decent bus until).

there's a supermarket, bakeries including a traditional, 2 good restos, 2 brasseries, 2 bar/cafes (one a door away), pizziera; weekly markets, micro-brewery; plus a burger joint at the old factory, and in the summers a concert every Thursday, a wine shop that also functions as a wine bar with occasional organic dishes, a riverside guinguette/cafe
✦ in JUne there's a small DJ festival, and in Aug a Funk festival
✦ tennis 15mins walk; basic gym 20mins walk/10 bike

✦ most activities would not be around the village itself but requring trips out, thus on-property facilities must be good; popping out for a coffee or bite is no issue in the village, yet much more pleasant hopping on the train/bus to the next, thus the appeal of the local village should only really be influenced by the fact that is has all that's needed
✦ the immediate countryside is not lush and lacks much variation but has lots of nice pine forests, albeit dry conditions, however the wider area within easy reach offers very impressive variety
3 walks from the door, one forming several variations of a circuit onto the south hill and ridge over the town, another onto the north hill with shorter less interesting variants, and then west up and down the hillside along the river
✦ proper hikes however are possible, notably up to the Portes ruins, a 5h roundtrip but can be reduced 1h by taking bus part way; similarly for downriver
a quick train/bus/10min drive/30min bike to a good little town with several weekly markets (including organic), good cafes/retos, plus riding and easy kayak; and another village at 25mins thus 3 villages for nearby outings
✦ 5mins bike (20mins walk) is a guinguette/riverside cafe; whilst the river through the village is ugly, great spots to splash are close both up and down river (15mins drive, 35mins bike) though unlikely adequate for an actual swim (requires driving)
✦ a stunning spot 30mins drive for hiking and splashing
✦ the Ardeche river with gorges and other locations down the Ceze are also 30mins, notably Les Vans, with good gorges and more kayaking/riding, plus great hikes, to 45mins for the famous Pont d'Arc and even more gorges
✦ other excursions would be an occasional daytrip at ~1h drive, for better mountain landscapes and some very nice small towns (Uzès, Andouze, Largentière), the Pont du Gard and the peak of Mont Lozere (nordic skiing)
✦ with a stopover for other sights to break the drive (from 1h30–2h), long days out bring Avignon, Ventoux, the beaches, Camargue etc into reach but these would be rare — coast is otherwise out of range, yet still possible as a two day trip staying over for those who really want it
several hiking circuits are possible on the hills either side of the river starting 15mins along lanes and climbing 450m; the GR44B passes the door and leads to an impressive chateau (1h biking); the nearest moderate peak (1300m) is 30mins drive, however can reach a 1000m summit in 2h30 biking entirely offroad climbing gradually with downhill all the way back ;) similarly there's a 2h route to the small town with return by train or along the road
the village was once the 3rd largest town in the department with coal mining, steel works, and 26 bakeries, now down to 4

✦ there's an ongoing streetart programme supported by the village since 2019 with 48 artworks, new added every year (we'll plan to support this by hosting artists, and also covering the facade although it will have a prescribed theme [botanical and textiles])
✦ minor wood pallet factory, and pile of humongous old factory buildings, some that have been repurposed into (basic) workshops and offices available for startups, with a bric-a-brac/repurposing space
the main town of Alès is decent thanks to ongoing improvements including a new market hall, and will be 40mins by train from 2030 (5-times daily 1€) or car, versus 1h bus currently (last 6pm)
✦ the lovely little city of Nimes will be 1h15 which makes it just about plausible for a daytrip
access should become better with the train line promising a later departure, for now the bus from Ales is 1h with 3 afternoon services in (16h, 17:20, 18h20) except sundays thus changeover would be saturdays, and morning out (6h40, 8h, 10h)
✦ Paris is 4h45 travel but with changes can reach 7h total; last departure is currently midday; in future this could be 14h45 Nimes airport (+30mins shuttle; Ryanair) has year round service to Stansted, Brussels, plus seasonal to Luton, Dublin, Porto and Morocco; some further options including Lisbon from Montpellier (+1h train and shuttle) with most choice from Marseille (+1h15 train and shuttle; major lowcost hub) covering Poland, Portugal, Italy, Malta, Morocco, …
✦ Barcelona at ~5h30 is best by train from €40 though few trains and only in the morning, many buses including overnight; similar times from Paris with more choice of trains; the Perpignan–Montpellier high speed line will be completed in 2 phases each reducing by 20mins, the first mid 2030 and the second 2040, plus more trains

property detail ↗︎
property ✧ solid but been empty for at least 10 years
✦ fairly recently rebuilt roof (beams and rafters) with relaid mechanical tiles
✦ some missing windows on the stairs
arguably the mountains of the pyrenees are more appealing but this would be usable all year and easier to reach, however as compared #403 this would still require new windows though its existing ones would suffice provisionally
would easily provide 9 ensuite bedrooms, 4 of which micro, 4 plus, and 1 premium
✦ plus 5 full pods with standing height
220m2 grassy garden onto lane at back for shed/direct access
✦ has a retaining wall all along the west, and a wall at the top/north thus quite private, most is raised slightly above front ground level up a couple of steps
✦ would be very pleasant with some pergolas, an orangerie and even a pool would be possible
✦ additional 60m2 at ground level and effectively a courtyard
7 generous ensuite bedrooms ~14m2 inc. (1st and 2nd front and back)
✦ 1 library (1st back, opening onto roof terrace)
✦ 4 pods, 1 cell, 1 standard room, 3 bathrooms (3rd back)
✦ living room (3rd front)
85m2 *4
✦ 10m deep, 9m wide with 3 windows across thus nice generous rooms
construction is brick, slabs using jack arch segmental brick vaults on iron beams (voussettes) across the width
✦ stairs are stone in a load bearing wall, continued full depth but this part is uncessary and could be removed
parcel #69 408m2
