Area ✧ moderately lively town (only 16k pop.) being the largest in otherwise quiet department
✦ multiple restaurants including african, indian, portuguese, vietnamese, …
the town has just completed a notable improvement to its main square, now pedestrianised and located just 100m away(!) plus this street is also being repaved, and there's additional upcoming plans, notably the square next to the cathedral
5min to small canal gardens, and new public spaces along it; there's also 2 other small green spaces
✦ can easily do pleasant strolls around town with a full circle of the canals taking 35mins
✦ only 1 riverside walk starting 15mins on lanes with part loop variants climbing 150m
✦ couple of basic rides from door mainly farm tracks, and a greenway to Mirepoix (1h30) but decent biking doesn't start for 40mins; in any case there's lots of great hikes and biking, plus a better greenway, from all the next stations
✦ trains to Foix 15mins, Tarascon 30mins (hikes reaching 2000m), Ax 1h with gondola and bikepark (2300m)
✦ Mirepoix 30mins bus, and onwards to Montsegur cathar castle
✦ tennis 20mins walk / 5 bike (2 covered courts)

winters (dec–feb) are not appealing, most of the year is quite green with regular rain but few fully clean sunny days even in summer (probably a good thing) and few overcast
unusually the town hosts a functioning ironworks in its centre since the 1800s, manufacturing cast and rolled parts such as military canons, and aerospace engines using steel and titanium alloys; I've seen reports of noise, but it does not use a hammer so seems unlikely, and in any case isn't a problem indoors, nor likely even especially notable outdoors except in the parks but I suspect most outdoor time would be up in the hills

Property ✧ very tiny but with capsule type rooms could be a decent option balancing city with mountains
✦ compare with #320 in a nearby village with hikes, nature and station at the door but putting Toulouse too far, possibly better value
it would be akin to lower-end coliving offerings such as Frlingue, Nomadhut, etc yet would offer good comfort and a variety of common spaces: casual coworking, kitchen-dining with multiple stations(!) and abundant storage, large living room (sofas for 18) with balcony and sunsets, library with morning sun and roof terrace (on occaision uses would swap between the lively and quiet spaces)
nice quiet pedestrian street, the large glass shopfront would make an excellent workspace, though it might be desireable to reduce the size and double-glaze one day
